The design of Bloom on Forty Fifth — the seven-story Hell’s Kitchen condominium conceived to offer residents an oasis in the heart of the city — mimics the grid of Manhattan and its anchor of a central green. While the 92-unit development features several outdoor common spaces, the second-floor courtyard at the building’s core is its marquee amenity. Visible from many units and measuring 8,000 square feet, the green space includes colorful plantings, shaded and sun-filled areas and honey locust trees. Designed by Marvel and completed in 2020, the modernist-inspired glass, steel and concrete building has two towers. Units include studios to three-bedrooms. Studios start at 417 square feet and list for $637,000 to $814,000. One-bedrooms are a maximum of 777 square feet and ask $908,000 to $1.4 million. Two-bedrooms measure 957 square feet and up and are priced at about $1.6 million to $1.9 million, and three-bedrooms sell in the range of $2.5 million to $3.5 million, the largest of which measures 1,982 square feet. Homes feature open plans, floor-to-ceiling windows, and wide-plank oak flooring; some offer an outdoor space. Views include the Hudson River, New Jersey and the low-rise buildings of the surrounding neighborhood. Kitchens include Caesarstone countertops, custom cabinetry and full-height colonial silver marble backsplashes. Baths include glass tile mosaic flooring, custom, white-washed oak vanities and medicine cabinets with integrated lighting. Primary baths offer a walk-in shower clad in Danube marble, while secondary baths provide a shower with a soaking tub.

In addition to the central courtyard, amenities include two shared roof terraces with seating and outdoor kitchens. The building has a fitness center, and the resident lounge, thanks to a large skylight, is flooded with natural light. The lobby is attended 24 hours a day, and the building is pet-friendly.

Located in Hell’s Kitchen between 10th and 11th Avenues, Bloom on 45th offers the activity and conveniences of dense city living. A Target is located on the ground floor, as is a Bond Vet urgent care center. A Food Emporium is on 43rd Street and Gotham West Market food hall is half a block away. Cuisine nearby includes Thai, Mexican, Peruvian and New American. For outdoor, riverside recreation, Hudson River Park and the Hudson River Greenway are two blocks to the west. Luxury shopping and dining can be done at Hudson Yards, directly south at 34th Street, and the sprawling Jacob Javits Convention Center is nearby on 11th Avenue.
Close to local and express trains, major highways and the Lincoln Tunnel
Nearby public transportation includes the A, C and E at Port Authority Bus Terminal at 42nd Street and the N, Q, R, W, 7 and Times Square shuttle three blocks East. A ferry serving Wall Street stops at 39th Street. The West Side Highway is two blocks west, and the Lincoln Tunnel is minutes away, providing connections to New Jersey and Interstate 495.

In January 2024, the developer Xinyuan Real Estate filed for Chapter 11 bankruptcy for Bloom on Forty Fifth, however sales continued to take place and listings remained available after the filing.
