There was a time, not long ago, when residents of places like Manhattan and fashionable areas of Brooklyn couldn’t tell you much, if anything, about Forest Hills in Queens, a traditionally affluent and charming residential neighborhood of Tudor-style homes, residential leafy pockets and a tennis-stadium-turned-trendy-concert-venue. However, prospective homebuyers searching for convenience, quality of life and a competitive price per square foot are increasingly looking to numerous areas in Queens.
For those who bring with them a significant budget and desire for refined design and lifestyle amenities, BLVD Condominiums, built in 2021, offer a fresh, more modern alternative to the neighborhood’s inventory of older condos. “This type of property is very new to Forest Hills,” says Elegran Forbes Global Properties agent William Yau, a longtime Queens resident who does business in the area. “It’s for the person who wants more space than what they can get in Long Island City and Astoria but still wants access to Manhattan.”
Designed by Jarmel Kizel Architects and Engineers, the 74-unit, 10-story building also offers a turn-key option that the area’s lower-priced older houses, often in need of improvements, do not. “They’re legacy homes,” says Yau. “If you’re a young working professional, you don’t have the time or the money for that.”

Three-bedroom units, the largest of which is 1,432 square feet, list for between $1.7 million and $2.3 million. Yau notes that the condo offers various floor plans to suit different tastes, such as units with large living rooms and smaller bedrooms, or homes with compact common spaces and spacious sleeping quarters.
Residences showcase a clean, streamlined aesthetic. Homes feature oak brushed floors and striking floor-to-ceiling windows that provide views of the adjacent MacDonald Park and surrounding residential blocks. Additional details include recessed lighting and shaker panel solid core doors.
Kitchen design incorporates a white marble waterfall kitchen island and backsplash, custom cabinets from Linea decor and Hinkley pendant lights. Bosch appliances include a fully integrated paneled refrigerator and dishwasher, slide-in range and drawer microwave, and a stackable washer/dryer.
Bathrooms feature walls of Carrara marble, Italian porcelain floors, Kohler double sink vanities and recessed Robern medicine cabinets. Symmons satin nickel accessories provide a finishing touch.

Designed by the Brooklyn-based boutique firm The Design High, the amenities at BLVD include on-site parking, a virtual door attendant and an enclosed package room. A business center offers a private conference room and several workstations. A large, fully landscaped courtyard has two grilling stations, dining spaces, lounge areas, custom recliners and benches. The sun-filled resident lounge opens onto the courtyard, offering casually elegant seating and a full kitchen for large-scale gatherings. The building’s light-filled, fully equipped Advantage Sports & Fitness gym offers Precor, cardio, weight and strength training stations and faces the courtyard. For families, a spacious and airy playroom features custom cabinetry. BLVD also has a Shabbat elevator for people observing the Jewish law of abstaining from using electrical switches on the Sabbath.

Forest Hills, Queens, is a bustling New York City neighborhood that combines urban energy, suburban streets, and green spaces. BLVD is at the heart of it, on the main thoroughfare of Queens Boulevard. “It’s a blend of suburban and urban,” says Yau. To the south, the residential streets of Forest Hills Gardens are lined with Tudor single-family homes and manicured lawns. Brick midrise and high-rise buildings occupy the blocks to the north. Austin Street offers a lively mix of local shops and major retailers such as Target, Gap, Trader Joe’s and Key Food Supermarket. Restaurant options include Middle Eastern, Korean, Japanese, classic New York-style pizza and old-school Italian. Popular concert venue Forest Hills Stadium hosted the U.S. Open until 1978, as well as major acts, including The Beatles. Now it’s home to a seasonal concert series with acts like Willie Nelson and Hozier on the roster. The 500-acre Forest Park contains hiking and biking trails, a skate park, playgrounds and a nature center.
Quick connections via public transit, commuter rail and major thoroughfares
BLVD is steps from the E, F, M and R trains at Forest Hills-71st Avenue, and the Long Island Rail Road can be caught four blocks away at the Forest Hills station. Travel time to Midtown Manhattan is about 30 minutes on public transit and around 20 minutes on the LIRR. Highways easily accessible from Forest Hills include Union Turnpike, Jackie Robinson Parkway, Grand Central Parkway and Interstate 495. Drive time to LaGuardia Airport is about 25 minutes.
