A low-key condo with smart living spaces and incredible convenience
Oxford Property Group agent Luca Negro understands that with so many new developments to consider in Brooklyn, the eight-story, 71-unit Boerum Heights condo might be a little underwhelming to buyers.
Built in 2006, the condo’s beige and red-brick facade, punctuated by Juliet balconies and windows, lacks the character of the 19th-century townhomes populating the rest of the block. “It’s not for somebody who needs to be different,” says Negro, who lived nearby in Carroll Gardens and has leased apartments in the State Street condo. “[The developer] went for something comfortable, not threatening.”
“The early 2000s was a different boom of development. Not particularly flashy,” he says, noting that what a condo like Boerum Heights lacks in pizzazz, it makes up for with space and layout. “Newer condos have very nice features. Livable size? Not so much.”
A major difference between today’s condos and Boerum Heights is the older development’s inclusion of what Italy native Negro refers to as “disimpegno,” or “non-committal” space, such as connecting hallways. “The importance of it is grossly underestimated in an apartment. It’s what gives an apartment flow, going from one space to another,” he says.
One- to four-bedroom units with generous layouts and lots of storage
Homes in Boerum Heights include one- to four-bedroom apartments. Prices for one-bedroom units up to 850 square feet start at $775,000, and two-bedrooms as large as 1,270 ask $985,000 or more. Three-bedroom residences measuring up to 1,387 square feet sell for as much as $1.7 million. Four-bedroom homes include four bathrooms and list for $2 million or more.
Spacious apartments feature hardwood floors and oversized windows. Kitchens include custom cabinetry, granite countertops and backsplashes and often incorporate an island, peninsula or large pass-through window, offering a sense of openness and connection to the living and dining areas. Original stainless-steel appliances were by GE. Bathrooms incorporate white marble wall tiles and wood vanities. Negro highlights the impressive number of closets in the apartments, including a coat closet, a butler's pantry, triple-door closets in the primary bedroom and even walk-in closets with built-in drawers in some units. “That’s a serious amount of storage,” he says.
Select units have private outdoor spaces such as terraces or Juliet balconies, and views include Brooklyn's low-rise brownstones, the Barclays Center and downtown Brooklyn’s high-rises. Washer/dryers are permitted in apartments, and the condo is pet friendly.
A spacious courtyard, gym and parking garage
The condo’s amenities include a 24-hour door attendant and a large courtyard with seating and landscaping located on the second-floor roof between the two “wings” of the development. Negro describes the live-in super and building staff as “very hands-on,” and the lobby, while unremarkable, is large. “It’s very easy to move in and move out,” says Negro. A building fitness center allows classes and personal trainers. A parking garage at the base of the building is available for a monthly rate of about $300.
At the nexus of several popular Brooklyn neighborhoods
While Boerum Heights is technically located in Boerum Hill, it sits almost at the literal intersection of Boerum Hill, Fort Greene and Downtown Brooklyn. (Additionally, corners of Park Slope and Prospect Heights are a few blocks away from the building.) Negro describes the location as offering the best of both worlds: the charming tree-lined blocks of Brownstone Brooklyn to the west, the activity and incredible convenience of Downtown Brooklyn to the north and the proximity of the commercial corridor of Flatbush Avenue to the south. The area attracts residents who are looking to put down roots, he says. “People who move here want to stay here.” For grocery shopping, a Whole Foods is across the street and Trader Joe’s and Stop & Shop are a few blocks away. Apple Downtown Brooklyn is opposite the condo on Flatbush, and major shopping destinations nearby include the Atlantic Center Mall and the Atlantic Terminal Mall. Barclays Center, which hosts major live music and sporting events, can be reached in five minutes on foot, and the Brooklyn Academy of Music is a few blocks away. Fort Greene Park, a popular green space, is a 10-minute walk.
Incredible connectivity to the rest of the city and beyond
Public transit is highly accessible. The Atlantic Av-Barclays Ctr hub — which serves the D, N, Q, R, 2, 3, 4 and 5 trains and the Long Island Rail Road — can be reached in five minutes on foot. Flatbush Avenue feeds the Manhattan Bridge, and the Brooklyn-Queens Expressway is easily accessed from the condo. LaGuardia Airport can be reached in about 30 minutes by car.
