A no-frills, two-building co-op with gorgeous grounds and a convenient location

On the outside, it’s not obvious that the massive low-rise Chelsea Garden complex on 23rd and 24th streets consists of two separate buildings, each with its own address and a massive garden in between them. But, such is the case at the six-story Art Deco co-op between Seventh and Eighth avenues. Built in 1940, the buildings are simply designed with recessed, alternating horizontal and vertical bands of light yellow and dark yellow brick. Gently curved exterior fire escapes are painted white and are almost decorative. Each building is entered from its respective streets through a canopied central doorway that splits into east and west wings. Outside of the 24-hour doorman, amenities here are pretty basic and shared by both buildings. Residences have gone through many renovations throughout the years (most of them recent), so each has a unique style although a few commonalities remain. The clear draw of this complex is its resplendent garden, an expansive and well-manicured space cultivated with a variety of colorful plants and trees. Location is also a selling point as residents can easily access many downtown attractions. Buyers looking for a no-fuss building with trendy neighborhoods at their doorstep and a bit of nature thrown in, can place Chelsea Garden on their list.

The mostly studio and one-bedroom residences aren’t white

Units in each of the two buildings were designed without distinction from one another. Although the 24th Street building has the greater number of two-bedroom units presently, both buildings were originally built with mainly studios and one-bedroom residences. Though on the smaller side, apartments here aren’t cookie-cutter and have a bit of elegance and personality. They all appear a little larger than their actual size due to a raised foyer and alcove dining room, and a sunken living room. Some owners have gotten creative over the years, opening the sliver of a kitchen (think 4’x11’ or 6’x12’) to living areas or adding a bar to the foyer or dining area. The last studio sold in the 23rd Street building cost $575,000 in the summer of 2024. One bedrooms in either building can start at $750,000 and two bedrooms, upwards of $1.2 million. Usually, the fancier the makeover, the higher the price. For example, although it was taken off the market (not necessarily bought) six months ago, unit 6CW in the 23rd Street building was reimagined by designer Ghiora Aharoni and was asking $3 million. Blonde oak paneling was applied to floors and wainscoting. The upper half of the walls was plastered in silver leaf. Stainless-steel cabinets were installed in the kitchen and titanium tiles in the bathroom. The renovation was covered in The Cut. Interested parties should note that sales here don’t take place very often – only about four or five units usually appear on the market in any given year.

Essential amenities and a perfect garden

Chelsea Garden has basic co-op amenities covered. Each building has its own lobby and 24-hour doorman, and the super lives in one of the buildings. There is a bike room, unit storage and small laundry rooms in each building. The complex is pet-friendly and allows co-purchasing, guarantors, pied-a-terres, parental purchasing, gifting and sublets after one year of residency. Residents have free access to the colorful shrubs and shady trees in the garden. There are several areas in the garden, intentionally created with footpaths and benches for moments of respite.

Conveniently located with quick, walkable access to four neighborhoods

Geographically, residents of Chelsea Gardens are positioned to access four different neighborhoods with just a 10-minute walk. Within Chelsea itself there are numerous chances to eat and play. For everyday needs, there is a Target and a Whole Foods on the block. The neighborhood is also known for its strips of Thai restaurants on Eighth and Ninth avenues and numerous art galleries throughout. Hudson River Park and well-known Chelsea Piers are just a short walk west on 23rd Street. A stroll down Eighth Avenue leads directly into the Meatpacking District, home to high-end fashion, furniture shopping and trendy restaurants. The entrance to the world-famous elevated gardens at the High Line starts on 14th Street in the Meatpacking but residents of Chelsea Garden need only walk 10 minutes west along 23rd Street to find one of its entrances. Walk 10 minutes east along 23rd to get to Madison Square Park and all the popular restaurants in Flatiron. Then, walk two blocks north to enter Nomad with its buzzy eateries and activities. The Fashion Institute of Technology is four blocks north of Chelsea Garden. In less than 15 minutes, a walk south and east leads to Ladies Mile, a section of the neighborhood with big box stores and national chains like Home Depot, Container Store and TJ Maxx.

Public transportation on the block and quick access to the West Side Highway

Right on 7th Avenue, residents of Chelsea Garden can take the 1 subway line. The F, M and Path trains are another block over on 23rd and 6th. If needed, it takes nine minutes to walk to the A, C, E and L trains on 14th and 8th Avenue. The M23-select bus travels along 23rd Street for crosstown access. Drivers can get to the West Side Highway in six minutes. And for those with electric vehicles, there is a charging station on the block, nearer to Seventh Avenue, and several others within a three-minute drive.
