Two towers with a prime Flatiron location and appealing maintenance
Compass broker Florence Ng identifies two factors that make Chelsea Lane, a 14-story Flatiron District co-op, especially appealing to prospective buyers: location and competitive maintenance fees. "You're at the nexus of so many different neighborhoods: Chelsea, the West Village, Greenwich Village. You're in the heart of the Flatiron with access to everything within a five-minute walk," she says. "And the low, monthly maintenance is very attractive." She should know. Not only has she rented and sold units in the co-op, but she's also lived there for two years.
Built in 1964 and designed by Philip Birnbaum, the Chelsea Lane contains 481 apartments, split between two connected towers. "There is a north tower and a south tower. That's why you see 'N' or 'S' on apartment listings," says Ng. The configuration enables residents to enter and exit on 15th Street or 16th Street and offers different perks, depending on a unit's location in the complex.
Residents facing the residential, tree-lined 16th Street enjoy the architecture of a Catholic church and red brick townhouses, while those looking onto 15th Street reap the benefits of southern exposure. "For a low-rise building, a lot of the units are sunny and bright," says Ng. Residences on the development's interior overlook the serene landscaped garden between the co-op's two towers, designed by Terrain-NYC. The green space is also visible from the ground-floor corridor connecting the two buildings.
Studios to three-bedrooms, some with private outdoor space
Homes in Chelsea Lane include studios, one- and two-bedrooms and a handful of three-bedrooms. Studios, some of which include an alcove, measure up to 600 square feet and list for up to $1 million. Junior four one-bedroom units up to 1,000 square feet sell for as much as $1.4 million. Two- and three-bedroom apartments, which include the co-op's penthouses, can be as large as 2,000 square feet and list for up to $2.4 million. Select units include a terrace or balcony; many have been updated with contemporary finishes and fixtures.
Long-serving staff, recent renovations and an attached garage
Amenities at Chelsea Lane include a 24-hour door attendant and on-site building manager. An attached parking garage (available for an additional fee) can be accessed directly via an elevator. The co-op's lobby and hallways were recently renovated, and there is a central laundry room. The building is pet-friendly. Pieds-a-terre, co-purchasing, parents buying for children and subletting after five years are permitted.
Convenience and connection to popular downtown Manhattan neighborhoods
The Chelsea Lane's Flatiron location is convenient to many shopping, dining and entertainment options. Whole Foods Market and Westside Market are two blocks away, and the Union Square Greenmarket, open four days a week, can be reached in five minutes on foot. Union Square offers a park, playground and a popular seasonal holiday market. The surrounding neighborhoods of the West Village, Greenwich Village and Soho are popular nightlife destinations, and New York University's main campus is in Greenwich Village.
Excellent public transit options and connection to New Jersey
Virtually every subway line is within a two-block radius, including the F and M at 14th Street and Sixth Avenue, the 1, 2 and 3 at 14th Street and Seventh Avenue and the N, Q, R, W and L at Union Square. The PATH train to New Jersey stops at 14th Street and Sixth Avenue. The West Side Highway, which provides access to points uptown, downtown and New Jersey via the Holland Tunnel, can be accessed at 14th Street. Newark Liberty International Airport and Laguardia Airport can be reached in about 40 minutes by car.
