A Lower East Side prewar icon turned condo on Tompkins Square Park

Built in 1928 as a settlement house for immigrants, the 16-story Christodora House has stood as a towering landmark over Alphabet City as the neighborhood evolved. Designed by Henry C. Peloton and known as the "skyscraper settlement" in its early years, the building served as a hub for social services and affordable housing. Its facilities included a pool, gymnasium and theater, the last of which was the site of composer George Gershwin's first public recital. (Those facilities would be rendered inoperable in the 1960s when a splinter group of the Black Panthers established a headquarters in the building and unleashed a fire hose on the electrical system in protest.)

By the 1980s, after years of neglect that drew both squatters and vandals, the building sat as a windowless shell. New York Magazine described it as "a 'clunky old' building 'surrounded by burned-out buildings that crawled with pushers and junkies.' In 1982, developer Harry Skydell purchased the property for $1.3 million. Converted to condos in 1986 — the same year it was added to State and National list of Historic Places — it became, per New York Magazine, "a glaring totem of privilege" and a symbol of gentrification in the neighborhood. So much so, that in the aftermath of the 1988 Tompkins Square Park riots, protesters gathered outside the building, chanting “Kill yuppies” and “Christodora!,” eventually smashing a door with a police barricade.

The building would eventually attract notable residents including Iggy Pop, Julia Stiles and Vincent D'Onofrio, and inspire the 2016 novel “Christodora,” by Tim Murphy. Still, the condo retained its downtown character and edge. (An effort to outfit door attendants and install an awning was shut down. As reported by the New York Times, one artist resident told the board, "If I wanted to live on Park Avenue, I would have moved to Park Avenue.") “It feels very East Village,” says Corcoran agent Christopher Daish, who has done business in the building. “You wouldn’t find something like this on the Upper East or Upper West Side.” Today, the 83-unit Christodora House is one of the few prewar condos on the Lower East Side, now a neighborhood packed with fashionable restaurants, retail and residents with disposable income. Its brick construction, carved granite entrance and polished period elevator doors distinguish it from many of its neighbors. "A lot of condos in the East Village are newer and tend to be more modern," says Brown Harris Stevens agent Jeffrey Goodman, who does business in the neighborhood. And with a door attendant and an elevator, it offers every day convenience that many other buildings in the area don’t. "A lot of places in the East Village are walk-ups," he adds. "Those people who like a historic component. It's definitely a draw card for them," says Daish. "This feels kind of lived-in. You feel the history. And with the capital improvements it feels very polished. It's a classy building for sure."

High ceilings, views and select units with outdoor space and fireplaces

Homes in Christodora House include studios to three-bedroom apartments, with the majority being studios and one-bedroom units. With 11-foot, beamed ceilings and hardwood floors, homes have a loft-like feel. Views, especially on higher floors, are unobstructed and impressive. “A majority experience downtown, west and north city views,” says Daish. “There are not a lot of high-rises in that direction.” Select units have spacious terraces, fireplaces and terracotta tiling on the interior of windows; many have been updated with attractive fixtures and finishes. Studios measure up to 500 square feet and are priced at about $700,000, and one-bedrooms as large as 1,450 square feet ask up to $1.7 million. Two-bedroom homes are listed for between $1 and $2 million, and three-bedroom homes up to 2,500 square feet sell for as much as $2.2 million.

Around-the-clock door attendant, laundry and a renovated bike room

Christodora House has a 24-hour door attendant and laundry facilities on every floor. Hallways were recently renovated, as was the building's bike room, which is available for a fee of $25 a month. "A lot of kids over there are cyclists," says Daish. The building is pet-friendly.

Alphabet City on the park near nightlife options

Christodora House is located on the west side of Alphabet City. Nearby grocery stores include An Associated Supermarket on Avenue B and C-Town Supermarket on Avenue C. The surrounding blocks are filled with eclectic dining and nightlife options including Superiority Burger, Royale, Zum Schneider NYC and Fonda. Tompkins Square Park is a community gathering spot, with playgrounds, athletic courts and a small pool undergoing renovation. The park's dog run, one of the city's largest and oldest, hosts a popular Halloween Dog Parade each year. In addition, the area is filled with compact green spaces, including the 6BC Botanical Garden, La Plaza Cultural de Armando Perez, the 9th Street Community Garden and the 6th Street Avenue B Community Garden. East River Park, The East River Greenway and the East River Promenade are located three avenue blocks east.

A walk to the L and F trains, Citibike options and the FDR for drivers

The L train at East 14th Street and 1st Avenue is about a 10-minute walk away, and the 2nd Avenue F can be reached in 10 minutes on foot. A crosstown bus on 14th Street provides connection to points west. There is a Citibike location at East 7th Street and Avenue B. The FDR Drive is three blocks east, and LaGuardia Airport can be reached in about 30 minutes by car.
