Biophilia, wellness and community at a SHoP Architects-designed tower in Yorkville
A living green wall, a water feature and a reclaimed walnut concierge desk greet residents when they come home to Citizen360, a SHoP Architects-designed tower on East 89th Street in Yorkville. “I want them to come home and immediately relax,” according to Clodagh, the single-named designer who helmed the interiors. But the lobby also reflects “the kinetic energy of the street,” with strips of mirrored glass alternating with wooden strips that give flashes of life outside “so it is not too isolated,” says Clodagh, known for her biophilic and sustainable design. She devised amenity spaces for residents of all ages to congregate, read, play or party. “I’m creating different experiences, and they are so obvious you can enjoy them without having to think about them,” she says. The 34-story, gray brick-and-glass tower had a broad appeal and sold out when it opened in 2017, according to Brown Harris Stevens sales agent David Kornmeier, who has represented units in the building. “Some people love the neighborhood. Some people love the building and the amenities,” he says. “Other people need something with parking, and some just like the views and the construction design.” Throughout, wellness and sustainability were top of mind for the team creating the building’s layouts and amenities. “It’s a little bit like chamber music,” Clodagh says. “Our feng shui expert comes in and does her thing, the architects do their thing, and I do mine, and, in the end, we’re all in harmony.”
Design details ‘to eliminate irritation’
Standard features of the 84 residences at Citizen360 include open-concept layouts, wide-plank oak floors, oversized windows framing city and East River views, custom built-in shelving and a Clodagh-designed kitchen with an island, smoked walnut cabinetry and polished white countertops by Porcelanosa. “They are easy to clean,” the designer says. Kitchens also have speed ovens from Bertazzoni, among other top-of-the-line appliances. Limestone bathrooms feature medicine cabinets that stretch the length of the wall, so there’s always room for Barbasol or other backup beauty products. Having plenty of room to stash stuff is one of Clodagh’s design mandates. “I want to eliminate irritation from people’s lives,” she says. “Storage and garbage are two of life’s hazards.” The building offers one- to seven-bedroom homes, with the majority being two- and three-bedrooms. Some have outdoor space. Prices start around $1.3 million for a one-bedroom, with a two-bedroom costing around $1.6 million. Kornmeier listed a three-bedroom in the building for just under $4 million at the beginning of 2024, while a five-bedroom costs around $5.3 million. A seven-bedroom penthouse with a terrace sold in 2023 for $22.5 million.
Community-oriented amenities — plus parking
Cultivating community was a high priority for Clodagh when she designed the amenity spaces at Citizen360. “I create spaces where people can join together without having to talk to each other but will naturally fall into conversation,” she says. That could be an oversized couch by the gas fireplace in the residents’ lounge or the generous dining table in the entertainment suite, complete with Clodagh-designed candle holders so “you don’t have to think too much about styling your table.” The designer also added as many window seats as possible to common areas. “There’s something lovely and voyeuristic about sitting in a window, reading your book with your feet up,” she says. Wellness and health are two of the most critical elements of any residential design, according to Clodagh, so there’s a fitness center, sauna, and yoga room. And there’s a sound-proofed children’s room. “Children can be a joy or a hazard,” she says. “I created a space where the kids could play and make a god-awful noise.” There’s also a screening room and storage area and limited on-site parking. “It’s an automated parking system where you drive your car onto a platform, and it gets lower down underground and put in a slot, like a book and a bookshelf,” according to Kornmeier, who noted the spots are highly sought after. The lobby is attended around the clock.
Walkable to Asphalt Green and Carl Schurz Park
Citizen360 is just a few blocks from Gracie Mansion, the traditional home of the mayor of New York City, and Carl Schurz Park, which has a dog run, a playground and views of the East River. The Upper East Side campus of Asphalt Green — which offers fields, fitness classes and an Olympic-sized pool — is within walking distance. Mellow Yellow, across the street from the building on First Avenue, offers coffee and a chill vibe, and there are pho, Mexican and Peruvian eateries within a block. There’s also a C-Town grocery store on the next block.
Blocks from the Q train at Second Avenue
The Q train stops at East 86th Street and Second Avenue, as does the crosstown M86 bus. There’s a ferry terminal at East 90th Street on the East River, and drivers have quick access to Roosevelt East River Drive.
