A large co-op complex with ties to World War II

Stretching a full block between Willoughby and Myrtle Avenues, this seven-building campus is only half of the Clinton Hill Cooperative. “It’s a massive complex,” says Elizabeth Stile, a local broker. “There are two campuses, one north and one south, but they share the same co-op board and management.” Designed by prominent 20th-century architect Wallace Harrison, the sprawling complex was originally built as housing for sailors and Brooklyn Navy Yard workers during World War II. Today, it’s home to over a thousand residents from all walks of life, including long-time locals and newcomers who are drawn to the neighborhood’s growing appeal. “Clinton Hill is like the sister neighborhood to Fort Greene,” Stile says. “If you go out on a Wednesday or Thursday night, it’s bustling, especially when people are dining outside in the warmer months.”

Well-maintained, park-like grounds and limited amenities

The buildings themselves are rather plain, rising 14 stories and clad in red brick. The only hint at their history comes from the maritime-themed mosaics above the door of each building. The grounds, however, are more appealing, with grassy lawns, mature trees and winding paths. At the center of the leafy quad, a security booth is attended 24/7, and residents can call on the live-in supers and porters for additional assistance. Several basement-level laundry rooms, storage units and bike rooms are located throughout the campus, but not necessarily in each tower. The northernmost building is smaller than the rest, only seven stories tall with ground-floor retail space, including a bank, a deli and a restaurant, fronting Myrtle Avenue.

One- and two-bedroom apartments starting in the $600,000s

The north campus has more buildings than the south campus, and its units tend to be smaller. One-bedroom units, which sell between $610,000 and $799,000, are still on par with the neighborhood average of 761 square feet. However, two-bedroom apartments are smaller than the neighborhood average of 1,108 square feet, with most measuring only 768 to 800 square feet and costing anywhere from $640,000 to $875,000. “In original units, buyers might find tiled bathrooms and parquet floors,” Stiles says. “But some people have seriously upgraded their units.” New additions often include sleek cabinetry, modern tiles and nicer appliances, but Stiles notes that in-unit washer/dryers are not allowed. “But they allow gifting, guarantors, subletting and 90 percent financing, so the board is pretty lenient,” Stiles says. Pets and pied-a-terres are also permitted.

Proximity to commerce but limited subway access

Because Myrtle Avenue is lined with businesses, day-to-day life is incredibly convenient for residents. The commercial street has everything from grocery stores, bars and eateries to salons, laundromats, clinics, pharmacies and gift shops. Additional dining can be found along DeKalb Avenue, including Latin American food at Colonia Verde and Mediterranean small plates at Miss Ada. Plus, residents are less than a half mile from Fort Greene Park, which has hilly paths, sprawling lawns and a playground. Every Saturday, locals can shop at the farmers market and artisans bazaar right outside the park. Those with cars can quickly access the Brooklyn-Queens Expressway one block north of the co-op, while commuters can use five nearby bus routes or the G train two blocks south. To reach Manhattan, residents will either have to transfer from the G train or walk 0.6 miles to the C train.
