Corlear Gardens is a postwar co-op in Kingsbridge, a small residential pocket adjacent to Spuyten Duyvil in the Bronx, characterized by mid-rise residential buildings and multifamily homes. Numerous Mitchell-Lama co-op buildings were built around here under a city-wide initiative in the 1950s and ‘60s to provide affordable housing to those meeting income requirements. This 20-story building dates back to 1966 and is still under the Mitchell-Lama program. As such, the 118 units list below market rate (a recent one-bedroom was priced for under $200,000) and present a good deal with a short commute to Manhattan. The co-op is within walking distance of restaurants, shopping and essential businesses, while also near Van Cortlandt Park — the third largest park in NYC.
Well-constructed units with balconies
Apartments are basic but comfortable for this price point, with good light, cement layers underneath hardwood floors that aid in noise reduction, foyers, many closets and roomy layouts. Separate kitchens are partially open, with a wall between the living room. Based on recent listings, most kitchens and baths are dated by at least two decades, while it appears that some have never been renovated. Not all units have been well maintained either, with virtually staged images depicting their potential for those who can afford a gut renovation. In some, more recent renovations have opened up kitchens and added stainless-steel appliances, a dishwasher and new cabinets and floors; updated bathrooms with newer tiles and vanities; installed through-wall air conditioners or replaced hardwood floors.Layouts range from one- to three-bedrooms. One-bedrooms cover around 850 square feet and can fit a king-sized bed, a small dining area and tend to have galley kitchens. Some have balconies. One-bedrooms infrequently become available, although one came on the market in 2025 for $185,000. Two-bedrooms are more common and usually include balconies. Floor plans average 1,000 square feet and are big enough for a separate dining alcove, although bedrooms are next to each other and there’s only one bathroom. In 2024, numerous two-bedrooms sold in the low 300,000’s. Three-bedrooms offer about 1,460 square feet and also include balconies. Some only have one bathroom, while others have 2.5 baths. In 2025, a unit in poor condition sold for $359,000.
Low-frills building with outdoor parking
Living up to its name is the building’s private garden with seating. Amenities are limited beyond that, but a selling point is the waitlisted outdoor parking lot for $75 a month. There’s also a live-in super, two porters, a small basement laundry room, a bike room and storage units for $5 a month. There’s also a community room, but it’s been closed to tenants since the pandemic started in 2020. Updates include new sidewalks, security cameras, fences and the key fob system. Dogs aren’t allowed, and stairs leading to the main entrance might be problematic for some.
Quiet, leafy area that’s less expensive than Riverdale
Kingsbridge has been called a cheaper version of Riverdale (which neighboring Spuyten Duyvil is often lumped into). It shares the same kind of leafy streets, but with better proximity to shopping and dining, at least for residents at Corlear Gardens. The central location is a block from 231st Street, home to Kingsbridge Library, essential businesses, discount stores and fast-casual restaurants. More businesses line Broadway underneath the elevated 1 train tracks, including Garden Gourmet Market, a sprawling supermarket known for its reasonable prices for organic produce and wide selection of goods. Chain stores and restaurants proliferate along here too, along with non-specialty supermarkets, like Stop & Shop. To the north, Van Cortlandt Park offers more than 1,000 acres to explore, with everything from golf courses and a cricket field to nature trails and a horse stable.
Close to trains, buses and highways
Many people own cars, but the local 1 train at 231st Street is about four blocks east at Broadway, taking about 35 minutes to reach Midtown. Express buses to Midtown and Penn Station are about two blocks away. Another option is Metro-North’s Marble Hill station on the Hudson line, about a half mile away, for a 25-minute train commute to Grand Central or for heading up to the Westchester suburbs or the Hudson Valley. Drivers are close to Broadway, the Major Deegan Expressway and the Henry Hudson Parkway.
