Rare Astoria high-rise condo with balconies and a doorman
The 12-story, 85-unit Crescent Towers is an outlier in a section of Astoria, Queens, filled with low-rise apartment buildings and rowhomes. Its height is not the only unusual aspect. The fact that this is a condo instead of a co-op is another major differentiator, since condos are in the minority. Plus, this is a rare doorman building, as many area residences lack that amenity in order to restrict monthly costs. White balconies running the length of the red-brick building also stand out, and make the condo structure appear as though it were built in the 1950s instead of 1988.
Jennifer Rouse, a broker with Corcoran, has been selling here since 2018. “Taxes are very low because it’s an older building,” she mentions as one of its selling points. She also points out how the layouts tend to be larger than newer buildings, plus the majority have substantial balconies. “It also has amazing views because it’s pretty high up,” she says, noting how most nearby residential buildings are zoned lower than six floors. The condo’s proximity to the N and W trains, just a short walk away, is another lure.
Thoughtful floor plans with washers and dryers
The building offers a mix of studios to two-bedrooms, although the majority are studios, and more than half of units are rentals. However, most include balconies that stretch the length of the apartment and overlook Astoria and the Manhattan skyline. Most also include stacked washers/dryers and HVAC units. Quite a few have been fully renovated with added amenities like dishwashers. Apartments tend to be well-maintained and often feature higher-end finishes, such as new hardwood floors, stainless-steel appliances, quartz counters or marble bathroom tiles. Studios range between 325 and 550 square feet and offer functional layouts that accommodate separate kitchens with breakfast bars, and even these small spaces are equipped with washers/dryers and balconies.
A studio listing in 2024 sold for $425,000. One-bedrooms range between 585 and 700 square feet; those on the larger end can fit a dining table in the living room and a California king-sized bed in the bedroom. These come on the market about once a year, with one selling for $482,000 in 2024. Two-bedrooms are less common, with about a dozen offering between 820 and 1,100 square feet. A 2024 unit priced at $905,000 spans 1,000 square feet on a high floor. Before this, the last two-bedroom sold in 2022.
Full-time doorman and parking are among the highlights
The staff includes a full-time doorman and live-in super. The fitness room has recently been renovated, but equipment is sparse beyond a treadmill and some weight- and strength-training options. The lobby has also been updated, and the two elevators have been brought up to code. Some apartments offer the option to buy a parking spot starting at $45,000, which is located in either an indoor garage or a secure outdoor lot. There’s no laundry room on the premises.
Good proximity to shopping, dining and leisure
The surrounding streets are mostly residential. Mount Sinai Queens on 30th Avenue and its affiliate medical facilities two blocks away are the exception, which makes the condo convenient for hospital workers. Crescent Towers houses some medical offices as well. But residents will also find restaurants and businesses along 30th, like Mexican restaurants, beauty salons, drugstores and pizza places, many of which cater to hospital workers. Some of note nearby include Vesta Trattoria & Wine Bar for comforting Italian food in a rustic dining room, Somedays Bakery for black sesame tahini croissants and Sip A Cup for drinks like a Nutella latte in the tiny cafe. A wider variety of trendy spots can be found heading up 30th Avenue, such as Ovelia for standout Greek food, The Grand for its popular brunch and Via Trenta Osteria for special occasion Italian meals.
For groceries, a Trade Fair and Euro Market are near the train, while Key Food is a little further at 30th Avenue and 33rd Street. Plus, a rare Costco is four blocks away near the East River. Next to it is Socrates Sculpture Park, a small green space filled with large sculptures and the site of community events throughout the year, like yoga classes and art festivals. Hallet’s Cove Beach is adjacent, a small bit of sand overlooking the Upper East Side. Otherwise, green space is in short supply around here. However, there is a playground near Crescent Towers, and kids also have the Variety Boys and Girls Club of Queens on the next block, which offers swim classes, after-school activities and summer camp.
Short walk to trains and commuter ferry
The N and W trains are four blocks away, or less than a 10-minute walk, at 30th Avenue and 31st Street, which take 20 minutes to reach Midtown. The Q101 bus also runs along 30th Avenue and 31st Street heading to Midtown East. Another option is catching the NYC Ferry from Hallets Point, a 10-minute walk from the condo. The route takes 50 minutes to reach the last stop at Wall Street and half an hour to reach East 34th Street.
Long-term assessment fee and constant sirens
Due to the condo’s proximity to the hospital, some might be put off by sirens heading to the ER at all hours. A building assessment is also in place through June 2031 as part of a loan for Local Law 11, which requires periodic building inspections and repairs.
