A mid-century doorman co-op in Spuyten Duyvil

Situated on the quaint, tree-lined Johnson Avenue, Edmond Lee is a charming red brick tower punctuated by white-framed casement windows. Completed in 1954, the unassuming 15-story structure sits nicely with the surrounding post-war co-op apartment towers and wood-framed single-family homes. “The building is set back from the street,” says Eugenia Fox, founder and broker at Foxworth Realty. “It’s an illusion until you walk in,” she says, explaining that it appears smaller and less grand from the street. She describes the co-op as “self-contained,” meaning exactly what it sounds like: no one has to leave unless they want to because everything a tenant could need is already there. “It’s not a high-rise luxury condo, but it has the things luxury buildings have,” she says. “And at an accessible price point.”

Roomy layouts with private outdoor spaces

The 120 residences across 15 stories range from one- to three bedrooms; however, a few combined units were renovated into four-bedrooms. “The bottom line is that the rooms are spacious,” says Foxworth. The midcentury layouts have high ceilings, ample deep closets and multiple windows in each room. “You get a lot of sun,” she says. Plus, most units have balconies with an average size of 16 feet long by 6 feet wide. Her unit, #5G, is a one-bedroom “big enough to be a two-bedroom” with a formal nine-by-12-foot dining room, a subway-tiled galley-style kitchen and a “garden room” enclosed by floor-to-ceiling screens; it listed for $355,000 in October 2024. Like many two-bedrooms in the building, #4F has a private balcony that is accessed through the second bedroom (which means it was mostly likely a formal dining room before it was renovated). True two-bedrooms, like #9B, have a layout that opens to a living area and kitchen and splits into the side-by-side primary and secondary bedrooms that share a balcony. The latest two-bedroom sale netted $300,000 in July 2024. A three-bedroom that could use renovating, #10J, with an open living and dining area, eight walk-in closets, and two subway-tiled bathrooms, sold for $607,500 in July 2024.

A full-service co-op with an Olympic-sized pool

The Edmond Lee is one of a very few full-service Spuyten Duyvil co-ops. “The neighborhood is mainly co-op apartments, but most don’t have doormen or amenities,” says Foxworth. The elevator building has a live-in superintendent, part-time maintenance staff and a full-time door attendant “who actually opens the door for you.” “Even though it is a mid-rise building, everyone knows each other on a first-name basis, so it feels homier,” Foxworth says. According to her, the favorite amenity is the massive outdoor pool, surrounded by large overhanging trees; the gated area has lounge chairs and a separate space for dining and grilling. The basement has a small basic gym and a spacious laundry room with folding tables. Also on the lower level, residents can find personal storage and a bike room. Plus, there is a parking garage with indoor and outdoor spaces around the building, both available at competitive monthly rates.

Reasonable maintenance fees

The monthly fees are reasonable, considering all of the aforementioned amenities and services. For example, #10J, a three-bedroom sold in July 2024 for $607,500, listed $1,800 for maintenance fees. The charges include heat, water, taxes, personal storage and the seasonal heated pool with an outdoor lounge and dining area. However, there is a surcharge for the fitness center and indoor and outdoor parking.

A cozy North Bronx neighborhood that feels almost suburban

Spuyten Duyvil is something of an anomaly: locals move at a slower, more relaxed pace. (Plus, some Edmond Lee residents on higher floors have distant views of the Hudson River to the New Jersey Palisades or over the Harlem River to Inwood in Manhattan.) The neighborhood is similar to the adjacent Riverdale in the sense that it is largely residential, very hilly and chock full of towering trees. The main drag along Broadway offers conveniences, including Blink Fitness, Chase Bank, T.J. Maxx and Walgreens; chains and fast food spots can also be found along the avenue, such as Dunkin’, IHOP, KFC and Pizza Hut. Mom-and-pop shops and family-run restaurants can be found around the neighborhood; some favorites are Liebman’s Deli, MyUnique Thrift and Tibbett Diner. For a bit of green space, Ewen Park is directly across the street and offers wooded landscapes with open spaces for lounging, basketball courts, a dog run and a playground. For groceries, residents can shop at the neighborhood grocery stores: ALDI, Foodtown and Stop & Shop.

A bit of a schlep

Edmond Lee is located in a notoriously far north Bronx neighborhood. Living in this cozy residential oasis comes at a cost: being moderately remote. The nearest subway station, Van Cortlandt Park–242nd Street station, is three-quarters of a mile walk, providing access to the 1 train. Additionally, there is the Metro-North Spuyten Duyvil station, which gets commuters to Grand Central in approximately 30 minutes. For drivers, major thoroughfares — Broadway, Henry Hudson Parkway and Major Deegan Expressway — make getting around the neighborhood and to Riverdale easy; meanwhile, Manhattan and South Bronx are a bit of a trek.
