Robert A.M. Stern’s downtown masterpiece with exclusive Four Seasons’ services
There’s really nothing quite like staying at a Four Seasons hotel, whether it’s the impeccable style of the rooms, the intuitive service, or the subtle, intentional design behind every single (seemingly minute) detail. Translate that same sense of bespoke precision to actual residences designed by the legendary Robert A.M. Stern, and well, you’re in for a special experience — that is, if you have several million to throw down on a unit of your own. “In NYC, everyone loves a Robert A.M. Stern because of the layouts, and to be able to have a building of his downtown is extremely rare,” says Kane Manera, a licensed real estate salesperson for Corcoran, who has sold over 80 percent of the building over the last seven years. “It gives a wonderful addition to the skyline. The downtown environment doesn’t have towers as tall as this in such a classic style. And people love that the Four Seasons brand is attached. Couple that with Robert A.M. Stern, and it’s not only extremely unique, but extremely coveted.”
Completed in 2016, 30 Park Place — clad in Indiana limestone and precast concrete — is the tallest residential tower in the downtown area, with condominium units starting on the 39th floor. At 926-feet-high, residents in the $30-million-dollar-plus, full-floor penthouses can look down on most of Manhattan, New York Harbor, and beyond from their wrap-around terraces. “Indiana limestone is a hallmark of Robert A.M Stern’s architectural style. The Neo-Gothic style captures the essence of the neighborhood and harmonizes with the New York City skyline,” says Michael Passaro, a licensed broker with Douglas Elliman, who has sold in the building. “The interior of the residences are classic and timeless. They are defined by Stern’s use of stone, marble and wood, all synchronized to create a refined living experience.” And since there’s the full suite of Four Seasons’ services that can be accessed anytime, including housekeeping, turn-down, and deluxe concierge services, it’s no surprise the tower has attracted many A-list celebrity residents, including the developer himself, Larry Silverstein, over the years.

Featuring floor-to-ceiling windows across 82-stories, each unit is outfitted with warm hues and contemporary finishes, from the elegant kitchens with light beige wooden cabinetry and islands to the spacious, marble-clad bathrooms. “It’s a neutral palette that is classic but leaning more towards contemporary. Almost like vanilla ice cream, it goes with everything? It’s not going to stand out, but it’s such great quality that your interior designer can come in and enhance it in any way or form,” says Manera. Some units also have soaring bay windows, with views of Midtown Manhattan and the Hudson River: “The views are some of the best in New York, in my opinion,” he adds. “You're right in the center of the island, so it allows exposure to the north with this iconic, moody-like view, and it’s straight down the grid. It’s memorizing and it gives you a great sense of place.”
The building’s setback terraces, which are the real showstoppers, feature blocks of limestone and a glass barrier with romantic wrought-iron detailing. “Only the most exclusive residents feature loggias, which are an extension of private homes,” says Passaro. “They allow residents to enjoy serenity and relax in a private, secluded space. At night, the glowing NYC landscape is magical.”
Studios to four-bedroom residences available
There are some, but very few, studios and one-bedrooms available, with prices ranging between $1.2 million and $2.6 million. However, most residences consist of three- and four-bedrooms, with the former starting at around $7 million. Units with over 3,000 square feet generally range between $15.8 million and $13.5 million, while four-bedrooms typically range between $13 million and $18.5 million. The penthouses are where the real heavy prices come in: a six-bedroom/seven-bathroom with over 6,000 square feet lists for a cool $32 million, whereas a ten-bedroom, full-floor combination with over 8,000 square feet sold for $26.6 million.

In addition to having access to all of the Four Seasons’ hotel amenities, including the lobby lounge and bar, attended parking garage, and the restaurant CUT by Wolfgang Puck, residents also have private amenities located on the 38th floor, serviced by Four Seasons’ trained staff. Amenities include a lounge and conservatory with outdoor loggias, a camp-inspired children’s playroom, and a state-of-the-art fitness center with soaring 20-foot ceilings. There is also a private dining room and screening room. The swimming pool area features a large, cloud-like painting, at once wispy and ethereal, with swirls of gray marble sectioned in slabs alongside the pool. “Larry, the developer, lives in the building, and most developers don’t live in their buildings. He uses the amenities and loves the pool, which speaks of the building's caliber,” adds Manera.
Close to over seven train lines in Tribeca
Tribeca, short for the “the triangle below Canal Street,” has come a long way since its days as an industrial neighborhood. Today, it’s becoming an increasingly popular residential neighborhood, especially with the outcropping of restaurants, shops, and new luxury builds. City Hall Park, a small greenspace with benches, is just one block away from 30 Park Place, and those who favor cycling trips across the Brooklyn Bridge may like that the bridge’s entrance is right near the park. Several subway stations serve the area, including Park Place, World Trade Center, Brooklyn-Bridge City Hall, Cortlandt Street, and Fulton Street, where residents can access the 2, 3, E, N, R, W, 4, 5, and 6 trains. For luxury dining, Sant Ambroeus Brookfield is just a few blocks from the tower, a trendy Italian favorite among the ‘it’ crowd, as well as Eataly NYC Downtown.
