A well-run Forest Hills co-op in a desirable setting
Before even reaching the Greenbriar, a 6-story co-op built in 1949, visitors get the sense that it's in a nice part of town. Forest Hills as a whole is known for its small-town vibe and historical Tudors, but Yellowstone Boulevard is an especially charming display of suburbia: a winding road lined with spotless sidewalks, flowering landscaping and well-maintained lawns. Like many mid-rises along the leafy boulevard, the Greenbriar is a simple brick-clad building punctuated by balconies and fire escapes. The apartments within are also simple but spacious and well-priced. Plus, operations at this midcentury co-op are kept smooth thanks to a part-time doorman, maintenance staff and live-in super. Outside of the co-op, residents will find it easy to locate just about anything or get just about anywhere.
Some units offer private outdoor space, large bedrooms and en-suite bathrooms
With 131 units ranging from studios to three-bedrooms, the Greenbriar appeals to a diverse range of home buyers. Plus, some owners have renovated their midcentury units while others have changed very little. This means homebuyers can find a range of finishes, conditions and price points within the building, further opening the buyer pool. Updated units may include nice yet modest features like granite counters, subway tile backsplashes and hardwood floors, but generally, owners keep the original footprint of their apartment intact. Save for studios, residences tend to have defined living and dining areas (some of which are raised a half-step), as well as kitchens that run small and bedrooms that run big. All two- and three-bedroom units include a small outdoor balcony that many owners have enclosed with windows, and some have en-suite bathrooms.
Prices within the co-op are on par for the Forest Hills neighborhood, but many would still consider them appealing. In recent years, a 900 square-foot one-bedroom unit sold for under $340,000, and smaller one-bedrooms were priced as low as $247,000. Two-bedrooms typically sell between $550,000 and $675,000, while prices for three-bedrooms often range from $700,000 to $800,000.
A lush entrance, nice lobby and valeted parking garage
It’s clear that the communities along Yellowstone Boulevard take pride in their landscaping, and the Greenbriar is no different. Pruned hedges line the sidewalk, and stretching from the street to the lobby doors, is a large plant bed, with trees, hydrangeas, roses and charming wrought-iron lamp posts. Inside, the lobby is more formal than a passerby might expect. Walking in, a mahogany desk is attended by a part-time doorman, and a large seating area is available just beyond the reception. Two elegant marble staircases flank the room, leading to more seating and the building’s two elevators. In the basement, residents will find a laundry room with new machines, plenty of organized, donated books, and both bike and storage rooms. Plus, there’s a valeted parking garage with agreeable leases available, a huge perk for many homebuyers.
Proximity to shops and restaurants along Austin Street
Living at the Greenbriar leads to an extremely convenient lifestyle for residents. If they want green space, the charming Yellowstone Park and playground are moments away from the co-op. Flushing Meadows Corona Park is also close by, but because of the highway lining the park, it’s best accessed by bus or car. To get groceries, eat out or shop, residents can commute less than a half-mile to the trendy Austin Street. Trader Joe’s and Target are two of the street’s main attractions, but locals also frequent highly-rated global eateries such as Oh K-Dog for Korean street food, Tikka n Talk for Indian fare and Pahal Zan for Mediterranean dishes. For entertainment, Forest Hills Stadium, a historical and iconic venue, hosts outdoor concerts in the warm months.
Subways, trains, buses and highways leading to Manhattan
Not only are local activities convenient, but so is transit to other areas. The Forest Hills subway station, serviced by the E, F, M and R trains, is just over a 5-minute walk from the Greenbriar. Roughly one block farther, the Long Island Rail Road stops at the Forest Hills station and reaches Manhattan’s Penn Station in about 15 minutes. Also, a bus stop right outside of the co-op offers express routes to Midtown Manhattan on weekdays, taking anywhere from 45 minutes to an hour. For those with a car, Queens Boulevard and Grand Central Parkway are very close by, while Jackie Robinson Parkway and the Van Wyck Expressway are slightly farther.
