A beautifully restored Arts and Crafts style co-op in Central Park West Historic District

41 Central Park West wasn’t designed like other Upper West Side co-ops. As the story goes, architect Henry Wilhelm Wilkinson bought a plot of land on the northwest corner of 64th Street and Central Park West in 1911 to build a cooperative befitting for artist studios. In a 1994 article about the building, the New York Times aptly described Harperly Hall as “in every way distinct from the usual cookie-cutter design,” wrote Christopher Gray. (The building’s name, “Harperly Hall,” refers to Wilkinson’s ancestral family house in the English countryside.) “Wilkinson, who had little or no experience in apartment-house design, used the Arts and Crafts style — rarely seen in New York — throughout the building,” he wrote, referring to the distinct qualities of the structure. Opting for a landscaped central courtyard instead of a gratuitous lobby, the property was conceived with a U-shaped layout that optimizes natural light and ventilation. Meanwhile, the facade features undulating bricks in a textile-like composition, which highlights the craftsmanship and inherent beauty of the materials.

Spacious layouts with balconies and operating fireplaces

Harperly Hall comprises 12 stories of one- to four-bedrooms and combined units with five, six and seven bedrooms. Many of the 82 residences have been either partial- or gutted-renovated to preserve the original architectural details, which run the gamut from antique casement windows to wood-burning fireplaces to crown and floor molding. Spacious prewar layouts with soaring 10-foot ceilings remain, which include formal foyers, galley-style kitchens, pantries and formal dining rooms. One of the more modest properties, a one-bedroom on the 9th floor with a closet kitchen with a half fridge and a two-burner cooktop, sold for $850,000 in May 2024. A two-bedroom on the third floor with a formal dining room and spacious 16- by 16-foot living room sold for $2.9 million in December 2023. A three-bedroom maisonette on the first floor with a private entrance and preserved original architectural details like pocket doors sold for $2.7 million in April 2023. A classic seven four-bedroom on the second floor with a 15-foot-long pantry and renovated kitchen sold for $3.8 million in March 2023. The grandest of listings, a seven-bedroom that spans the entire 11th floor (combining four apartments into 5000 square feet) with a 150-foot wrap-around terrace and a grand 30-foot-long entry hallway salon sold for $18.9 million in June 2022.

41 Central Park West is a full-service “white glove” luxury building with a 24-hour door attendant, a live-in resident manager and daytime porters. Residents can access the landscaped rooftop, which has genuinely picturesque views of Central Park and Midtown Manhattan. The lower level houses the building’s personal storage units and the bike room. Plus, the building has a tiny parking garage that holds just 11 cars (and, obviously, is waitlisted and surcharged).

Lincoln Square is where the culture is, including the “Summer for the City” series

Besides living in a coveted Upper West co-op building, residents of Harperly Hall have access to Lincoln Square’s art, music and entertainment institutions. Lincoln Center for the Performing Arts, the namesake of the neighborhood, offers year-round entrainment — indoors and outside — including the three-month Summer for the City outdoor event series, The Met Orchestra at Carnegie Hall, Piano Concerto Competition Finals at The Juilliard School and New York City Ballet’s The Nutcracker. Beyond the performing arts, locals can immerse themselves in history at The American Museum of Natural History, The Museum of Arts and Design and Bard Graduate Center’s gallery. Meanwhile, there is something to be said about living across the street from Central Park. Denizens in this pocket of the Upper West Side are near some of the park’s most iconic landmarks, including Central Park Carousel, Wollman Rink and Sheep Meadow. For everyday odds and ends, several grocery stores and pharmacies within a three-block radius, including Target, Whole Foods and CVS.

A quarter mile to 59th Street-Columbus Circle Station

The 59th Street – Columbus Circle Station, which has A, B, C, D and 1 trains, is a quarter mile down Central Park West. Meanwhile, a Citi Bike dock is at Broadway and West 63rd Street for local trips.
