Convenience and lifestyle with views of the Manhattan skyline
Hero combines classic architecture and new technology for a 23-story tower with a roof deck overlooking the East River and Manhattan skyline — in one of the city’s hottest neighborhoods. Designed by architecture firm Woods Baget, the undulating facade takes cues from Art Moderne architecture, a spinoff of Art Deco that incorporates horizontal lines and curving forms. Hero is set atop a prewar, five-story former factory in Long Island City that speaks to its history of the neighborhood, architect Jeremy Singer of Woods Bagot told Interior Design magazine in 2020. “In the spirit of using challenges as opportunities to create value, when we first set out on the design, we felt that the existing brick building on the site was a unique attribute and should stay in place rather than simply wiping the site clean with all new development,” he said. “This combination is representative of New York — continuously building on the spirit of its history while innovating for the 21st century.” The full-service building also offers a full suite of amenities and quick access to Manhattan and the rest of the city. “It’s all about the lifestyle and the convenience,” according to Michael Bethoney, the managing director of new development at Nest Seekers International. “The central location allows you to be in Manhattan in under 10 minutes.” Another perk: the building has a tax abatement in effect, which translates into lower property taxes for residents.
Smaller footprints with open layouts
Hero offers studios, as well as one- and two-bedroom residences. Units feature open floor plans, oak floors and far-reaching Manhattan views. Kitchens are kitted out with custom oak cabinetry, Caesarstone concrete countertops and integrated appliances from Liebherr and Blomberg, and homes come complete with a Bosch washer and dryer. Some residences also offer outdoor space. A studio in the building ranges from around $600,000 to $700,000, while a one-bedroom costs around $825,000. A two-bedroom apartment starts at around $1.2 million, rising to about $1.45 million for a home with a balcony. Owners can lease their space, with studios fetching about $3,200 a month and two-bedroom renting for $5,500 or more each month. Early in the building’s life, there were complaints of leaks and other issues, but Silverback Development has addressed the problems and they are “things of the past for Hero,” the agent added.
Three outdoor spaces, including a roof deck with Manhattan views
“The roof deck is spectacular,” according to Bethoney. “You’re perched 23 stories up, and you have wide-open clearance of Manhattan,” he says. The indoor sky lounge has wide open, western views of the city and a wraparound outdoor terrace with barbecue grills. Other outdoor areas include a Zen garden off the 24-hour attended lobby and a 3,000-square-foot. There’s a fitness center with 20-foot ceilings and a wraparound space, plus a parlor with a lounge and private dining room. In addition, owners benefit from a 15-year tax abatement issued in 2019. “You still have about 10 years remaining,” according to the agent. “You’re looking at saving anywhere from $700 up to closer to $1000 per month for the duration of the tax abatement. It does phase out over the last few years, but the tax savings over the life of the remaining abatement is quite substantial.”
‘A burgeoning area’
Long Island City has gone from a mainly industrial area to a booming residential neighborhood of glass towers in recent years. “This is a burgeoning area. It’s been growing exponentially over the past five to 10 years,” Bethoney notes. “You’re seeing a lot of young professionals and first-time home buyers. It’s become a hub for international purchasers, for parents abroad buying for their children or for first-time home buyers relocating to the states.” The location — on the East River, directly across from Midtown — is the big appeal, with easy access to all of Manhattan, Brooklyn and Flushing, Queens, he adds. Eats immediately around Hero include Chip City, a cookie-forward bakery, Da Long Yi Hot Pot restaurant and Ooi Sushi & Bar. Groceries can be found a few blocks away on 44th Drive.
Quick commute to Manhattan
Hero is right across the street from the N and W and the 7 trains at Queensboro Plaza. Or, the E, R and M trains stop about 4 blocks away at Queens Plaza. Drivers — and bikers — can be on the Ed Koch Queensboro Bridge in fewer than 10 minutes.
