This Murray Hill condo offers river views and club-like amenities
Things looked different for the Horizon, a 44-story condo, when it first debuted in 1989. “I've worked in this building for so many years,” says Janet Finkel, a real estate broker and owner of Luxury Habitat NYC. “It used to be that, 20 years ago, the location was a tough sell. We had to convince people to come to the area, but it has changed and become very lively.” Horizon’s far-east location, between First Avenue and FDR Drive, affords its residents a nice balance of privacy and access to central Murray Hill’s newer restaurants, cafes and parks. “Horizon has excellent service and excellent facilities,” Finkel says. “The health club is completely gorgeous, and many of the units have stunning views since we’re so close to the river.”

Discerning buyers might find the common spaces outdated or impersonal: most of them, swathed in varying tones of beige, feature traditional furniture and very little decor. That said, many amenities are perched on the 44th floor, so they also come with excellent views. “A lot of newer buildings will put the amenities in the basement or low floor,” Finkel says. “But the market was different back in 1989, and Horizon’s developers were more generous with the common areas.” The amount of amenities available to residents is impressive, as well. The top-floor health club offers yoga and exercise classes, plus an indoor pool, a whirlpool, a sauna, up-to-date equipment and a spin room. Residents can work remotely in the conference room, gather in the resident’s lounge or host get-togethers at the catering bar, which connects to a roof deck with views of the East River and Empire State Building. Younger residents might enjoy the large, lower-level playroom, or the building’s pool and ping pong tables. Washer/dryers are allowed in-unit, but residents can also utilize the large laundry room or pay for private, on-site dry cleaning services.
Picture windows frame striking river and city views
The building’s tall, narrow silhouette means that every residence benefits from large picture windows, many of them wrapping the building’s corner and framing fantastic views of the East River or Midtown’s iconic skyscrapers. “The bay windows are just stunning, and the units are spacious no matter the number of bedrooms,” Finkel says. “Again, compared to new construction, the developers were generous with size.” Over 150 of the building’s 400-plus condos are one-bedroom residences, which typically span anywhere from 700 to 1,100 square feet. Kitchens were originally outfitted with Poggenpohl cabinetry, though many units have been renovated and reconfigured since then, including some combinations of units. Prices for studios are between $650,000 and $800,000, while one-bedrooms typically garner $700,000 to $1.2 million. In recent years, standard two- and three-bedroom condos have sold between $1 million and $1.95 million, while larger, combined residences have sold for as much as $3.9 million.
A continuously evolving area along the East River
Car traffic has always been prominent in the area, thanks to FDR Drive just east and the Queens-Midtown Tunnel one block west. But foot-traffic in the area is much busier now than it was when Horizon debuted. “This is a very international location, close to the United Nations, and people from all over the world live in this building,” Finkel says. “It’s also close to NYU Hospital and many new residential buildings have gone up in this area. There’s a lot of new construction, so a lot more people.” Most dining is located along Second Avenue, but Finkel gives a special shout out to Hole in the Wall, an industrial-chic American bistro on 35th Street, right across from the river. The East River Esplanade is just moments away from Horizon’s lobby doors, and the athletic facilities at St. Vartan Park are a three-minute walk away.
Express buses and ferries accommodate locals, but subways are farther afield
Those with a car may lease a space, pending availability, from the in-building garage, accessible on East 38th Street. A few bus routes are available near the condominium, including the express crosstown bus at East 34th Street. It’s worth noting that the nearest subway station is slightly more than 15-minutes away on-foot: the East 33rd Street-Park Avenue station, serviced by the 6 train. One nice perk, however, is the ferry, which is practically one block away. “It’s unbelievable how convenient the ferry is,” Finkel says, noting how the new terminal invigorated the neighborhood after its 2012 opening. “In five minutes, you could be in Brooklyn.”
