The 10-story, 67-unit Hudson Hill condominium was built in 2008, a project of Alchemy Properties, the same firm behind the residential conversion of downtown’s historic Woolworth Building. Designed by FX Fowle Architects (now FX Collaborative), the boutique condominium features a striking facade of Trespa wood in a warm, brown hue.
Compass agent Lorand Kovacs, who recently sold a home in the building, describes it as a “nicely amenitized” building, citing its new fitness center with an attached courtyard and robust staff. The condo’s location contributes to its appeal. “You’re one-and-a-half blocks to Columbus Circle, Whole Foods and Equinox, so that makes it really nice,” he says. “And you’re equidistant between that and the West Side Highway.” The building offers real value for buyers searching for a home in the area, says Kovacs, referencing the property he represented. “A massive outdoor space, two bedrooms, two-and-a-half baths with a washer and dryer. It’s a rarity to find something under two million.” His recent sale may, in fact, reflect that. The condo sold in the first week at the asking price of $1,950,000, with an all-cash offer.
One- to three-bedrooms and penthouses with large outdoor space
Hudson Hill Condominium includes one- to three-bedroom apartments. One-bedrooms up to 1,651 square feet list for as much as $1.5 million. Two-bedrooms, which include townhouse-like "mainsonettes" and the building’s five penthouses — all of which offer private outdoor spaces — can be as large as 1,943 square feet and sell for between $1.3 million and $2.4 million. Three-bedroom homes up measuring up to 1,637 square feet are priced up to $2.3 million.
Many homes retain the original sponsor fixtures and finishes and look to have stood the test of time. Units feature hardwood floors, high ceilings, oversized windows, central climate control and a washer and dryer. Some offer an additional home office space. Open kitchens include a stainless steel Viking gas range, Sub-Zero refrigerator, dishwasher and wine cooler. Poggenpohl cabinets complement custom quartz countertops. En suite marble bathrooms offer a Kohler soaking tub, separate steam shower, floating twin vanities and radiant heat floors. Spacious bedrooms offer large closets, often walk-in.
A new fitness center, landscaped terrace and full staff
The condo is staffed by a 24-hour door attendant, building manager, live-in super and porter. A video intercom system provides additional security. The fitness center is connected to a large, landscaped terrace with seating. The condo is pet-friendly.
Hell’s Kitchen near shopping, Lincoln Center, a hospital and schools
Located at the very north end of Hell’s Kitchen and immediately south of Lincoln Square, Hudson Hill Condominium is close to shopping, dining and numerous cultural institutions. Central Park is a 10-minute walk away. Grocery stores within a three-block radius include Morton Williams, Whole Foods Market and Target Grocery. Essentials such as pharmacies and coffee shops can be found along Ninth and Tenth Avenues, and the Shops at Columbus Circle offer luxury retail stores. The Deutsche Bank Center, also at Columbus Circle, has several acclaimed restaurants, such as Masa and Bad Roman. The Lincoln Center for the Performing Arts and the Museum of Arts and Design can be reached in about 10 minutes on foot. Fordham University at Lincoln Center is two blocks north, John Jay College of Criminal Justice is one block west, and Mount Sinai West is directly across the street.
Public transit at Columbus Circle and the West Side Highway a few blocks west
The A, B, C, D and 1 trains stop at 59th Street-Columbus Circle, and several bus lines run along 57th Street. For travel by car, an entrance to the West Side Highway is at 57th Street. The trip to Laguardia Airport is about an hour.
