Located on Battery Park City's Rector Place, the 46-story, 545-unit Liberty Court is one of three Liberty Residences, and is squarely situated at the south end of the downtown riverside neighborhood. "Battery Park City is divided into Battery Park City North and Battery Park City South," says SERHANT broker Andrew Klima, who explains that buildings in the area date to either the late 1980s or 2000s. "In Battery Park South, if you're looking at one of the older buildings, this one is arguably the best."
A prime distinguishing factor, says Klima, is the building's amenities. Recently renovated, Liberty Court's shared spaces include a fitness center on the top two floors, a glass-enclosed rooftop swimming pool, roof decks, a children's playroom and a resident lounge. The facilities, combined with the condo's spectacular views of the Hudson River, Statue of Liberty and One World Trade Center, make for a compelling package, says Klima. "The ellipticals face the Statue of Liberty. The amenities views are pretty amazing. That's the main attraction."
Studios to four-bedroom homes with efficient layouts, some with outdoor space
Homes in Liberty Court include studios to four-bedroom residences, with the majority being one-bedroom apartments. Studios measuring up to 664 square feet sell for as much as $785,000. One-bedrooms up to 1,145 square feet list for between $650,000 and $850,000. Two-bedroom homes can be as large as 1,568 square feet and sell for up to $1.7 million. Three- and four-bedroom units can measure as much as 2,900 square feet and ask up to $2.9 million.
Select kitchens feature breakfast bars and pass-through windows, and some homes include private outdoor spaces such as balconies and terraces. Klima describes the layouts as thoughtful. "There is no wasted square footage. It's all very usable," he says. Many apartments have been renovated to include updated fixtures, finishes and flooring.
A full-service building with parking, laundry on every floor and a valet
Liberty Court is a full-service building with a 24-hour door attendant, concierge and a live-in super. In addition to the top-floor amenities, the condo has a resident's lounge, a valet and on-site parking. Laundry facilities are located on every floor. The building is pet-friendly, and subletting for three months and up is permitted.
Close to Battery Park City offerings and the Financial District across West Street
Liberty Court is steps from many of Battery Park City's facilities and features, including the Battery Park City Esplanade, playgrounds, athletic fields, a dog run and a community garden. Klima describes Battery Place Market, a two-minute walk away, as the "local Whole Foods." (An actual Whole Foods Market can be reached in about 10 minutes on foot.) The indoor mall of Brookfield Place, five blocks north, offers luxury shopping and dining options, a seasonal ice-skating rink and special events. Additional conveniences in the neighborhood include the 16-screen Regal Battery Park and an Equinox gym.
Several subway lines directly east, a ferry stop, PATH trains and major highways close by
Public transit is easy, with the 1, N, R, W, 4 and 5 trains no more than five blocks east. Additionally, the Downtown Alliance's free, daily Downtown Connection Bus runs every 15 minutes, stopping at several subway stations in the area. The St. George NYC Ferry route services Battery Park, reaching Midtown West in 15 minutes, and PATH trains can be accessed at the World Trade Center Oculus hub to the north. For travel by car, the building is moments from the West Side Highway and the Hugh L. Carey Tunnel, which connects to the Brooklyn-Queens Expressway and FDR Drive on Manhattan's east side.

All of the land in Battery Park City is owned by New York State's Battery Park City Authority, which was formed in 1968 to create a resilient neighborhood of residential, commercial and park space on the lower west side of Manhattan. As a result, residential buildings pay a "land lease" fee, which is passed on to tenants and owners. As a result, common charges can be higher in land lease buildings. These funds help pay for the Battery Park City Authority private park maintenance and security. The initial land lease for all of Battery Park City was set to expire in 2069, however in 2023, New York State extended the lease 50 years to 2119.
