A self-managed co-op complex in Howard Beach with149 units
In a low-key, primarily residential section of southern Queens, a pair of simple red-brick structures, each seven stories and adorned with rust-colored fire escapes, comprise what is officially known as Lindenwood Village Section B Coop. Completed in 1962, Barclay East and Barclay West contain a total of 149 co-op residences in Howard Beach, which is adjacent to JFK Airport and across the bay from the Rockaways. “I particular like the Barclay, because they are one of the last few co-ops in Lindenwood that are self-managed,” says Carolyn De Falco, an agent with Keller Williams Realty Liberty who recently sold a one-bedroom residence there. Self-managed co-ops put owners (also referred to as “shareholders”) in charge of a property’s daily operations rather than utilizing an outside management company, as is the case in traditional co-ops. “Other buildings take forever to process things because they use a bigger company that manages different buildings,” says De Falco. “But here, they’re just managing themselves, so things get done a lot quicker.”
One- to three-bedroom residences starting at $170,000
The complex features one to three-bedroom dwellings, with no studio apartments. “The layouts are all different,” says De Falco. “Some are roomier than others.” Galley kitchens are common among the units, but otherwise they are in various states of renovation. Some sport new appliances and shiny fixtures, while others appear to have sun-bleached carpets and a more dated look. One-bedrooms are priced at $170,000 and up, and two-bedrooms can generally be found for between $250,000 and $270,000. The most recent three-bedroom that was on the market listed in December 2020 for $388,000. A few of the larger units also come with private balconies, but they are not common. Building-wide renovations are ongoing, and there’s an assessment for Local Law 11 exterior work that is due to expire in April 2025. This work included brick repointing and balcony repair. The monthly maintenance fee covers heat, hot water and gas. As with most co-op buildings, approval for purchasing here is influenced by having a strong financial statement, including a low debt-to-income ratio and high credit score.
Limited amenities include a laundry room and on-site parking
The property does not have a doorman, but there is an intercom and buzzer system that secures the vestibule entrance of each building. A laundry room is located on the lobby level, and there’s also a rec room that shareholders can rent as an event space. Each building has its own bike room and storage lockers, although space for the lockers is limited. In previous years, residents would gather for a Fourth of July party and celebrate other holidays, but the tradition has stopped since the pandemic. A small outdoor area in between the buildings contains a swing set and benches.
Walking distance to a Food Emporium and restaurants
Groceries can be found a few blocks away at the Lindenwood Shopping Center’s 30,000-square-foot Food Emporium, which was renovated in 2019 and contains a bakery, deli, prepared food, seafood counter and fresh produce. The same retail complex is home to three restaurants, La Villa Pizzeria, a family-friendly local Italian chain; Kawaii Japanese Bistro; and Win Hou, a no-frills Chinese spot. There’s also a small pharmacy, laundromat and Bank of America location. Also within walking distance (about 20 minutes) is another shopping center that contains a Dollar Tree, AFC Urgent Care and LA Fitness.
Belt Parkway separates the complex from the rest of Howard Beach, but it’s nonetheless close to Cross Bay Boulevard, the main commercial strip that’s home to numerous local businesses including Lenny's Clam Bar, beloved by locals for their baked clams. John F. Kennedy Airport can be reached in 5 minutes driving, along with the Aqueduct Racetrack and Resorts World New York City casino.
Express bus service is easily accessible
While subway service in this area of Howard Beach is not easily accessible, several express bus lines service the neighborhood and are within a 5-minute walk from the building. Among them are the QM15 express bus to Midtown Manhattan, the Q41 to Jamaica and the Q21 to Rockaway Beach. The complex also offers surface parking ($30 per month) and a garage ($60 per month), although there is occasionally a waitlist.
