Style and modern conveniences in a quintessentially San Francisco neighborhood
A project of JS Sullivan Development, the 53-unit, six-story condominium Maison Pacific is perched on a prime corner lot at the gateway of Russian Hill's busy and quaint commercial corridor of Polk Street. Jamie Castillo, the developer's marketing manager, describes the area, filled with low-rise buildings dating to the early 20th century, as "charming, romantic and hilly." "It's what you would think of when you think of a San Francisco postcard," he says.
"It's one of the most vibrant neighborhoods in San Francisco right now," says project architect Riyad Ghannam, whose firm rg-architecture is a frequent partner of the developer. "Our goal was to integrate into the commercial corridor and make the building feel like a welcomed and informed component of the existing fabric of the neighborhood," he says.
To that end, the design mixes the more traditional material of brick with contemporary rainscreen panels and oversized windows for a look that is both classic and design-forward. "This building doesn't go out of its way to be modern for modern sake," Ghannam says.
The interiors, however, offer modern upgrades from what is found in much of the city's housing stock. "We bring new homes with new appliances, air conditioning and plumbing," says Castillo. "A lot of people interested in purchasing already live [in the neighborhood]."
Completed in 2023, sales for the project began in August, and the condo was sold out by September the following year. Elevation Real Estate founder Eddie O'Sullivan, who has worked in the city for 20 years, describes developer JS Sullivan as "pretty dialed into the San Francisco condo market." Even "in a market where stuff was moving slowly, Maison Pacific went quickly," he says.
To O'Sullivan, that makes sense. "It's a quality build from an experienced developer in a great location."
One- to three-bedrooms, some with dens and a collection of unique penthouses
Maison Pacific homes include one- to three-bedroom units, with many offering a den alcove suitable for a home office, fitness area, etc. One-bedrooms as large as 750 square feet list for $798,000 and up. Two-bedroom homes ask between $1.3 million and $1.7 million, and three-bedroom penthouses sell for $1.8 million to $3.7 million.
Open floor plan living spaces feature engineered oak wood flooring with accent inlay and floor-to-ceiling windows. Kitchens include modern shaker frame cabinets, an engineered quartz backsplash and countertops and a glass front wine cooler. Spacious bathrooms feature freestanding tubs, custom shaker-style vanities and floors and walls clad with large-format porcelain tiles. Homes are equipped with Webpass from Google Fiber, a wireless high-speed internet technology. Select homes have outdoor spaces.
The sixth floor of Maison Pacific contains five penthouse apartments, each with three bedrooms and two-and-a-half baths. Homes feature a striking wall of floor-to-ceiling windows and no layout or orientation is the same. Some units include a balcony that spans an entire side of the apartment, and views include the Golden Gate Bridge, the Marin Headlands, Pacific Heights and neighboring Nob Hill. "They have a feeling of singularity," says Castillo. "Different people gravitated to certain ones because of the layout." The development also contains two duplex townhouses.
Beyond the elevated fixtures and finishes, the condominium, which sits on a slight incline, is built to the highest structural standards. "We use the most modern building codes. It's as safe as we know how to make it," says Ghannam. "We work with engineers and geotech designers who know the landscape, the land and the issues. It's not an out-of-town developer that doesn't know what it's doing. It's all local. When you live here, you're living within walking distance of your design team in certain cases."
A landscaped roof deck, lobby attendant, bike room and parking for some
Amenities at Maison Pacific include an attended lobby, Latch Concierge entry system and bike storage. A parking garage is available to select residences. A furnished and landscaped roof deck with barbecue grills offers panoramic views of the San Francisco Bay and the Golden Gate Bridge. "We wanted to make the roof deck so it was an enjoyable place to hang out and watch events like Fleet Week," says Ghannam. "There are also pockets where you can peel off into your own groups."
The condominium is GreenPoint Rated, a designation awarded to buildings that incorporate energy-efficient and eco-friendly materials and construction practices. Solar panels power the building's common elements, such as the HVAC system and garage and hallway lighting. The decorative plantings on the roof deck provide rainwater mitigation. Ghannam notes that the sustainability efforts also help offset HOA costs.
A walkable, vibrant neighborhood of indie businesses and architectural character
Maison Pacific's location at the border of the picturesque neighborhoods of Russian Hill and Nob Hill combines charm and convenience. "You're on a springboard for whatever you want to do in San Francisco," says O'Sullivan. "You're not getting into the more hoity-toity or more touristy parts of the city." The commercial corridor of Polk Street is lined with an eclectic collection of locally-owned businesses, including an independent bookstore, cafes, a vintage shop, popular restaurants, a hardware store, a gym and numerous bars. "It's a street where people who work and live in San Francisco hang out," says O'Sullivan. Operating for nearly 20 years, gourmet store Cheese Plus is directly across the street from the condominium, and The Jug Shop, a long-time popular wine and beer store, will be a ground-floor tenant of the building. Grocery shopping can be done at the recently opened Bi-rite Market on Polk Street. The compact Helen Wills Park around the corner offers play equipment and a basketball court. George Sterling Park, a hilltop green space with tennis courts, a dog park, walking trails and views of the Golden Gate Bridge, can be reached in 15 minutes on foot.
Easy access to many bus lines and major roadways
Major roadways nearby include Van Ness Avenue/Highway 101, Broadway and Hyde Street. A Folsom-Pacific bus stop is outside the building, and the Polk bus line can be caught at Polk and Broadway, a block away. Public transit to the Financial District takes about 25 minutes. Palo Alto is about 50 minutes away by car. San Francisco International Airport is a 25-minute drive, and travel time to Oakland International Airport is 30 minutes.
