Bespoke Fifth Avenue residences with Mandarin Oriental services
Walking into the intimate, limestone-clad lobby of the new 29-story historic conversion on Fifth Avenue, residents are greeted with oshibori towels and tea by a dedicated concierge team before retreating into one of the 65 fully-furnished, turn-key private homes. Completed at the end of 2023, the sand-hued Art Deco building was originally designed in 1926 by Sloan and Roberston, and once served as Gucci’s headquarters, before being converted by Marin Architects and SHVO into luxury residences. Between the services of the Mandarin Oriental staff and intuitive, bespoke furnishings from the interior design firm MAWD, the result is extraordinary: “The building at-large gives owners the best of both worlds. You have the exclusivity of a private home, but you have access to all the legendary Mandarin Oriental hotel services. All the things we all like to take advantage of when we’re in a hotel, like room service, housekeeping, and a private concierge. Everything is custom designed throughout the residences, in addition to the furnishings,” says Jade Chan, the director of sales of the Mandarin Oriental Residences Fifth Avenue. Residents also have access to Michelin-star Chef Daniel Boulud’s first private restaurant within the building, which offers in-unit dining and service on the rooftop terrace with Central Park views.
65 boutique residences, from studios to penthouses
From the Fifth Avenue and Central Park views along wrap-around balconies to the Dornbracht 22-karat, galvanized gold bathroom fixtures, every aspect is carefully curated for each residence. Units range from en suites (i.e studios) to three bedrooms, as well as three penthouses, with prices ranging from $2.5 million to $22 million. Interiors feature a sensuous combination of muted metallics and curved, custom furnishings, as well as floor-to-ceiling, double-glazed French doors and windows for noise mediation. “The furnishings are highly detailed and designed to perfectly fit in each space. We also have silk-woven wall coverings. There’s not an inch of sheet rock left, everything is custom-designed,” adds Chan. “All the primary bathrooms have steam showers with a beautiful etched limestone. Usually, you only get a steam shower in a penthouse, but even our en suites have it.”
A combination of textures, metallics and muted tones
Each residence is delivered fully furnished and accessorized, and here, the meaning of luxury lies in details. First, there’s the custom Italian kitchens with Molteni millwork bar, Graffiti marble countertops and Miele appliances. Cove ceilings with lighting by Tillotson Design Associates complement the European white oak chevron flooring, complete with touches of bronze inlay. Accents of subtle metallics are found throughout, from the antique brass hardware on double-leaf entrance doors to the champagne metal trim on the kitchen cabinetry with bronze mirror backsplashes. Bathrooms and powder rooms are outfitted in French Vanilla hues, including the heated marble floors, deep soaking tubs and spun silk wall coverings. Plus, a Crestron automation system allows for climate control and integrated lighting and entertainment systems throughout the home. Bedrooms include Mandarin Oriental hotel mattresses and Frette sheets.
Luxury hotel services, a celebrity chef-led restaurant and rooftop pool
In addition to the dedicated concierge team, residents enjoy a 24-hour doorman, housekeeping and a la carte services led by the Mandarin Oriental staff. Whether it’s turn-down service or private shopping and styling at Saks Fifth Avenue, there’s no limit to the extravagance. Boulud Privé offers private, resident-only dining and sommelier service—the first private eatery by the world-renowned chef. According to Chan, the restaurant’s interior features a “double-sided, open-face fireplace with double height ceilings and a beautiful rock-cut travertine bar with Central Park views.” Two outdoor terraces are available for dining, as well as service on the rooftop pool area complete with cabanas. For wellness, the on-site fitness center includes Technogym equipment, a yoga studio and a sauna and steam room, but residents can also request spa and salon services in the privacy of their home.
Proximity to Manhattan’s largest park and Midtown amenities
The Residences are just five blocks from Central Park and surrounded by all the attractions of Midtown Manhattan, including the Museum of Modern Art and Rockefeller Center. Outside of the private, on-site dining, Eric Ripurt’s Le Bernardin and the seafood-forward eatery Marea are both within walking distance, as well as countless other fine-dining options. The Residence’s full-time doorman can always hail a cab, but the E and F trains are located two blocks south of the building.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
