Perched along the East River in the centrally situated Murray Hill neighborhood, Manhattan Place strikes an unusual figure with its 45-degree orientation, making the most of seductive waterfront views. The 37-story tower was designed by legendary architect Costas Kondylis for developer Donald Glick in an assuredly Postmodern style befitting the early 1980s. There’s no point in judging this book by its cover, however.
Though seemingly dated, this condominium packs a punch with an offering of 485 competitively priced and largely updated residences, as well as a surprisingly favorable suite of amenities. “I mostly sell in expensive new developments like 432 Park and Central Park Tower which are highly amenitized buildings,” says Stephen Geller, an agent with Douglas Elliman who also frequently sells in this building as well. “35 or even 25 years ago, that was a rare thing. When Manhattan Place was built it was such an outlier in that sense.”
A 360-degree running track encircles a roof-top pool and other indoor amenities
According to Geller, the recently refurbished glass-enclosed top floor indoor pool, fitness center and residents lounge — circumnavigated by a 360-degree running track — is still a major draw especially given the affordability of units. “It’s sort of like a value-play condo in that homeowners get a lot of the premium features common in new luxury developments that typically sell at $4,000 to $5,000 a square foot but [in this case] for $1,000 to $1,300.” The gym comes complete with a dedicated cardio room, saunas, steam rooms, separate men’s and women’s locker rooms, two sundecks and even a decent hot tub. Other amenities include a children’s playroom; a party room replete with piano and fully equipped kitchen; and sizable storage units. Also recently updated with contemporary finishes and furnishings, the double height lobby is accentuated by a distinct waterfall feature. Though two-bedroom residences and up tend to have in-unit washer/dryers, Manhattan Place also includes a monitored laundry room.

“I recently sold a one bedroom for $1.2 million,” Geller notes. “Nice one-bedroom condos in, for example, 53 West 53rd or One57 developments sell for $4 million. You get good bang for your buck here. It’s a different product of course but for buyers that are ok with a little less luxury, it’s a great option.” While two bedrooms top out at $1.3 million, three and four bedrooms range from $1.6 million to $3.2 million, depending on size and condition.
As previously mentioned, a lot of units have been updated with state-of-the-art appliances, stone countertops, custom kitchen cabinets, marble bathrooms and deep soaking tubs. Yet, the level of renovation still varies greatly from unit to unit, reflecting alterations made by previous owners. Larger residences — some combined — center around great rooms and feature stately columns. According to Geller, corner residences have unusually triangulated layouts given the building’s massing and the architect’s intent to frame, at least partial, river views. A little bit of imagination is needed when it comes to arranging furniture and making the most of these spaces. Designating awkwardly proportioned alcoves as dens or home offices is a popular solution throughout the condo.
Central Manhattan conveniences and a quick link out of town
“For some potential buyers, Manhattan Place’s location is a real draw as it’s right next to the river — and because of all the added transportation options that have been added in the last 10 to 15 years like the adjacent 34th Street NY Ferry stop, not to mention its proximity to the United Nations headquarters,” Geller adds. Manhattan Place is also situated right next to FDR Drive, as well as the entrance to the Midtown Tunnel, which provides residents — who keep their cars in the building’s third party-operated garage — with a speedy connection out of town. “Having said that, others find Manhattan Place slightly removed because it’s a bit of a walk to the 6 Subway stop at 33rd Street and Park Avenue. It cuts both ways from a location standpoint.” Beyond having to negotiate this trade off, residents benefit from being close to the NYU Langone Health Center and a large Fairway Market grocery store on the corner of East 30th Street and 2nd Avenue. The same commercial complex houses the AMC Kips Bay 15 cinema. Midtown and the Flatiron District are approximately 20-minute walks in either direction.
