An accessibly priced midcentury co-op in North Riverdale
Sandwiched between Riverdale and Arlington Avenues, Netherland Gardens is a partially gated community in an almost exclusively residential neighborhood. The cooperative is located in a sleepy northern Bronx locale known for its single-family bungalows and mid-rise apartment towers spliced between the occasional business. Completed in 1949, the complex comprises four six-story apartment towers along a meandering tree-shaded private road known as Netherland Avenue (hence the apt name for the development). Clad in red brick and punctuated with white casement windows, each tower is built around a courtyard facing the central roundabout. The co-op offers light-filled, multi-room apartments starting at $150,000.
Spacious floor plans with formal rooms and ample storage space
Four hundred sixty-two residences range from one- to two-bedrooms. There are, however, a few three-bedroom combination units. The midcentury-designed layouts feature salon-like foyers, gratuitous closets and roomy eat-in kitchens. Regardless of size, all units were originally designed with just one bathroom, as is typical of the era. Some outlier units have a walk-in pantry, a proper dining room or two bathrooms. Two bedrooms, averaging 1000 square feet, have a large dining area attached to the foyer, a generously proportioned primary bedroom (starting at 20 by 12 feet) and a walk-in closet or two. The most recent sale netted $250,000 in December 2024. One-bedrooms, averaging 750 square feet, have a galley-style kitchen, a long hallway with a dining foyer and a queen-sized bedroom (most are 12 by 14 feet). The latest transaction was for $199,999 in January 2025.
Basic amenities and standard service
The complex has a live-in superintendent and part-time service staff. Each of the four elevator buildings has laundry facilities with folding tables, storage lockers and a bike room on the lower level. Outdoor parking is offered along the private street that runs through the development, Netherland Avenue, while indoor spaces are located beneath the towers and rented at competitive monthly rates. Surrounding the apartment towers, the grounds are landscaped with flora and fauna, cozy park benches and a massive, gated playground.
The fine print
Netherland Gardens has a strict 25 precent projected DTI requirement. In addition to the monthly maintenance fee, there are two additional monthly fees: an extra $50 for a capital assessment and a $50 surcharge for utilities.
Pet owners beware: the cooperative has a strict, case-by-case, cats-only pet policy.
Quiet side streets, local joints and the occasional dog walker
Some think of Riverdale as a quaint Bronx neighborhood made up of fancy homes, tall trees and stone walls. In reality, it’s quite diverse, with subsections made up of varying housing types, with pleasantly unsurprising suburban characteristics Manhattan College students toting book bags, cool dads wearing the Comme des Garçons edition of Converse Chuck Taylors and school buses dropping off children. This particular pocket, North Riverdale, is famously a residential locale comprising single-family homes and mid-rise brick-clad apartment buildings. There is, however, one common tie between all Riverdale addresses: the vast amount of green space at Riverdale Park, with incredible views of the Hudson River. Van Cortlandt Park, to the east, also offers 1,146 acres of green space. On Broadway, though sporadically, there are a few family-owned restaurants and bars, including Cote Wine Bar, Frida’s Tacos and Bronx Burger House. Many residents frequent the Riverdale Y, the community-driven fitness center known for its youth and family programming and the in-house performing arts center. For groceries, residents can shop at three nearby markets: Key Food, CTown and Riverdale Kosher Market.
A bit remote with limited transit
Living in a quiet northern Bronx enclave comes at the cost of being slightly removed. While this pocket of Riverdale is quiet north (even for Bronx standards), it isn’t unmanageable if traveling by car isn’t an option. Along Riverdale Avenue, residents can access local and express buses at Riverdale Avenue/West 256 Street station. There is also the Riverdale station on Metro-North’s Hudson line, which travels to Grand Central Station in just under 20 minutes. Additionally, the nearest subway is much further south in Kingsbridge, at 231 Street station, which provides access to the 1 train. For those traveling by vehicle, local thoroughfares — Broadway, Henry Hudson Parkway and Riverdale Avenue — make local trips easy and getting to Manhattan manageable.
