Flushing, Queens has gained eight condominiums since 2020, and at 172 units, Northern Parc is the biggest and newest. Residential developments have been increasing here since the 7 train, the area’s only subway line, extended to Hudson Yards in 2015. “It provides very easy access to Manhattan’s west side, while the cost is somewhat more affordable in Queens,” says Nikolai Fedak, founder of real estate news site YIMBY. “Now that office buildings are filling up in Hudson Yards, I think that’s had a very big impact on Flushing.” Local interest for high-end condos with full-time doormen and amenities seems to be strong, as most of Northern Parc’s units were bought before the building’s opening in late July 2024. “All of our studios have sold, and most of the one bedrooms too,” says Teresa Tang, a representative for CPRE NY, which handles the property’s sales. As with other Flushing condos, the building’s proximity to LaGuardia airport, Flushing Meadows Park and Roosevelt Avenue’s shopping strip sweetens the deal. “Most people say they really like the location because it’s convenient and there are a lot of supermarkets,” Tang says. But Northern Parc stands out with distinguishing features, like a manicured roof deck and second-floor units with private patios — some close to 1,000 square feet.
Compact living with optional backyards
Northern Parc is divided into studios, one bedrooms and two bedrooms, with each class of unit expanding on the one below it. Studios are just under 450 square feet and open into the kitchen, which runs along the wall before turning into a short breakfast bar at the end. Past this is a general living area with two closets — one for clothes and one for the washer-dryer. One bedrooms, sized around 550 to 650 square feet, are wider, so the kitchen doesn’t extend so far toward the living room and there’s space for a walled-off bedroom. Two bedrooms range from 800 to 900 square feet and are even wider, allowing for another bedroom and a second bathroom. Select units on the seventh and second floors also have spacious patios that are excellent for entertaining.
A neutral color scheme with brand-new appliances
Design-wise, units have a plain, minimalist touch. The engineered hardwood flooring is just a shade tanner than the white countertops and cabinets, and the floor-to-ceiling tiled bathrooms have high-end details like floating vanities and walk-in showers with rainfall showerheads. The appliance package includes Bertazzoni ovens and ranges, which add an air of professionalism to the kitchen, and LG combination washer-dryers for space-saving convenience.
Reasonably high-end prices
Northern Parc’s pricing is on par with that of comparable new-construction condos in the area, although the two bedrooms are generally $100,000 or $200,000 less expensive than those in The Farrington, a 100-unit building nearby. Most recently, studios have sold for around $500,000, one bedrooms have sold for between $650,000 and $730,000, and two bedrooms have sold for between $900,000 and $1 million. Current monthly carrying costs are around $1 per square foot, which is higher than at The Farrington, which has 421a tax abatement, but much lower than most condos in Manhattan.
Catering for convenience and utility
The 2,000-square-foot aboveground fitness center, with a wall of floor-to-ceiling windows, is nice enough to make keeping an outside gym membership unnecessary. On the roof, a deck with shared grills, landscaped greenery and plenty of seating is helpful for entertaining. Below, the underground parking garage has 198 spaces — more than enough for each resident. And to accommodate the building’s width, there are two lobbies, each with 24-hour attendants.
Enjoying NYC’s biggest Chinatown and Queens’ biggest park
Until the building’s 32,000 square feet of retail space is occupied, residents still benefit from an H Mart and Rite Aid across the street. Downtown Flushing’s main shopping and dining area is less than 1 mile southwest, with restaurants specializing regional Chinese cuisines, trendy tea shops and a Macy’s. Farther southwest, Flushing Meadows Park has nearly 900 acres of green space filled with athletic facilities, a zoo and the iconic Unisphere sculpture. Citi Field is nearby for baseball games and concerts.
Easy Manhattan access and quick trips to the airport
Commutes to Manhattan are easy on the 7 train, which stops less than a mile away in Downtown Flushing, or on the QM3 bus, which stops along Northern Boulevard and goes to Midtown. Drivers can take Northern Boulevard to LaGuardia airport, less than 5 miles west, or use it to connect to multiple expressways for getting around Brooklyn and Queens.
