A gated condo adjacent to Rockaway Beach Boardwalk
While ocean-related hyperbole is widespread in Rockaway Park real estate listings, the sentiment is true here: Ocean Grande is steps from the beach's entrance. Completed in 2006, the 8-story condominium features an alternating red and yellow brick scheme adorned with ocean-wave-shaped railings along balconies. To enter the building, residents and visitors must receive access through the gated entrance, which a 24-hour door attendant secures. “There aren’t many full-service buildings in Rockaway,” says Jessica Speck, a broker at Signature Premier Properties. “Backed up against the boardwalk, residents have the best of both worlds: they can go to the beach but also take advantage of all the conveniences along 116th Street,” including a Chase bank branch, City MD Urgent Care, FedEx and Duane Reade.
Basic units with open living areas
Ninety-three apartments across eight stories range from one- to three-bedrooms. Residences don’t come on the market often, least of all one-bedrooms. Speck says not all units have beach views, but “if you open a window, you can hear the sound of the ocean waves,” regardless of a unit’s location within the building. Because the condo building was completed in 2006, many units have been renovated. However, all residences have a washer/dryer, a dishwasher and central air, and most apartments have a private terrace with city or beach views. One-bedrooms, averaging 800 square feet, have spacious living rooms and formal foyers with walk-in closets; the last sale was for $400,000 in the first quarter of 2022. Two-bedrooms average 1,200 square feet with split layouts. Speck’s unit, #608, a two-bedroom with direct ocean views and a long balcony, was listed for $615,000 in the last quarter of 2024. From the private terrace, “you can see sunbathers and ships passing by,” says Speck. Three-bedrooms, averaging 1,350 square feet, feature a king-sized primary bedroom with an ensuite bathroom and sizable secondary bedrooms; the previous sale was for $800,000 in the second quarter of 2024.
An amenity-rich building with two levels of deeded indoor parking
Ocean Grande is a full-service building with a door attendant, part-time maintenance staff and porters. The condo is stacked with amenities, comprising common spaces that are well-maintained but slightly outdated. The ocean-adjacent building has a rooftop lounge with seating, dining tables and chairs, grills and picturesque views of Rockaway Beach. The ground floor houses the fitness center with a good range of equipment, including cardio machines, free weights and weight training machines. While most units have a washer/dryer, there is also a spacious laundry facility with industrial-sized machines and folding tables and chairs. For those who work remotely, there is a petite business center complete with a printer. Plus, each apartment comes with its own parking space in the two-level garage. “The apartments are small, but you can have people over for a kid’s birthday or host a holiday party in the lounge,” says Speck. “Residents can entertain there free of charge, but the space must be reserved in advance.”
Year-round haunts favored by Rockaway residents include Rockaway Brewing Company
Rockaway Beach is world-famous for being a summer seaside destination for New Yorkers, offering 5.5 miles of golden sand and gentle waves extending from Far Rockaway’s Beach 9th to Beach 149th Street. Basking in the sun, taking surfing lessons at one of the many local schools, and attending the summer concert series at Rockaway Hotel are some of the best things to do during the warmer months. Meanwhile, locals have their year-round hangouts, too, which include a vast network of mom-and-pop shops, eclectic eateries, dive bars and unexpected cultural destinations. Rockaway Brewing Company has experimental tastings and industrial-size growlers. The beautiful gallery at Rockaway Artist Alliance, which produces shows and exhibits all year long in collaboration with MoMA PS1, can be found nearby in Fort Tilden. Local dining spots are plentiful and hard not to name off in a list-like fashion, including Last Dragon Pizza, Moroccan restaurant Claudette’s and the Uzbeki joint Uma’s. Dive bars are equally frequented; some local favorites are Bungalow Bar, Whit's End and Roger’s. For groceries, residents can shop at the local big chain Stop & Shop or pop by one of the many corner bodegas for odds and ends.
Under two blocks from the subway
Rockaway Park is accessible, but a bit of a schlep. Ocean Grande is a 10-minute walk from the Rockaway Park-Beach 116 Street station, providing access to the A and S trains. Nearby thoroughfares — Belt Parkway, Cross Bay Boulevard and Shore Parkway — make getting around Brooklyn and Manhattan manageable. Regardless of the mode of transport, it takes an hour to an hour and a half to get to Midtown Manhattan, depending on the time of day. Meanwhile, JFK is just a 20-minute drive or a straight shot on the Howard Beach AirTrain.
