Contemporary Dumbo residence with distinct sail-inspired architecture
Cutting a striking figure within Brooklyn’s ever-changing skyline, Olympia Dumbo is a 33-story condominium with a distinct curvilinear shape inspired by the sailing ships that once dominated nearby New York Harbor. According to Karen Heyman — head Realtor of the Heyman Team at Sotheby's International Realty — no two of the tower’s 76 sizeable units have the same layout because of the way it rises, tapers and twists. Designed by leading New York firm Hill West Architects for developer Fortis Property Group, the wedge-like building was outfitted by equally illustrious interior design practice Workstead, which carefully selected a suite of finishes that also evokes the area’s past and present. “We reference history very methodically with a new building like Olympia so that it is rooted in the story of the neighborhood,” says co-principal Ryan Mahoney. With a whopping 22 unique amenity spaces, however, there’s very little need for residents to venture outside for rest and relaxation.
Bespoke layouts with sweeping views and considered finishes
Cut snug along the edge of a nearby Manhattan Bridge off-ramp, the angular structure’s fan-shaped podium directly reflects the undulation of this infrastructural element. Olympia Dumbo’s complex curve set back, anchoring a progression of facade-wide balconies on one exposure, was configured with similar site responsivity: ensuring the best views without compromising on the size of one to five-bedroom residences. "The geometry of the tower is derived from lofting and chiseling, articulating a curve in plan and a curve in elevation," says Hill West Architects associate director Viraj Hankare. Maneuvering within the individual massing of each floor, units feature a bespoke distribution of open-plan kitchens and great rooms. Every square foot of space is cleverly utilized.

Ten to 11-foot-high walls — 18 feet in duplexes — are punctuated by an eclectic distribution of casement windows imbuing muted earth-tone interiors with plenty of natural light. “There are no bad views,” Heyman adds. Workstead opted for maple wood cabinetry, white Fior di Bosco stone countertops and backsplashes and a few navy-blue textile accents — yet another nod to the nearby harbor. Monolithic kitchen islands concealing Gaggenau appliances are angled like the building itself. Sculptural chamfer-pattern panels can be found throughout. Bathrooms are finished in Agglo Ceppo honed stone. Brushed nickel shower controls adorn undermount soaking tubs.
While one bedrooms hover around the $2 million mark, two bedrooms range between $2.9 million and $4.9 million. Three bedrooms fetch $5 million to $7 million. Four bedrooms average $7.9 million. A 4,266-square-foot penthouse sold for $17.5 million, while the adjoining 4,928-square-foot unit went for upward of $19 million in mid-May 2024. Both were among some of the most expensive residences ever sold in Brooklyn.
38,000 square feet of ultra-luxurious amenities
“For a building that only has 76 units, it sure has a ton of amenities,” Heyman notes. Residents can rent or purchase self-parking spots within the building’s basement. On returning home, they’re greeted by 24-hour door attendants, concierges and porters who collectively helm a triple-story lobby. The resident manager is also based on-site. Three dedicated amenity floors are positioned at different levels of the tower. The subterranean Club incorporates a prerequisite top-line fitness center, replete with a spin studio and boxing gym. A game lounge gives way to a bar, bowling alley and — appropriately enough — a maritime-themed children’s playroom. Set atop Olympia Dumbo’s podium and the sweeping terrace it pedestals, The Bridge level houses both indoor and outdoor pools. A treatment area leads into saunas and steam rooms. A full-size tennis court abuts a landscaped rooftop “park” with cabanas and barbecue areas. Kids can play on a ship-inspired structure. There’s even a juice bar. Located on the ground level, the Garden floor accentuates the lobby with a colonnaded porte cohere, pet spa, discrete side entrance and garden lounge. “With all of this on offer, it’s like going on vacation every day but without having to leave home.”
Bustling Dumbo and reliable transit links
Even so, Dumbo has plenty to experience, including both family-friendly and hip haunts, bespoke boutiques and the beginning of the 85-acre Brooklyn Bridge Park with all the facilities one could imagine. Near the iconic Jane’s Carousel, St. Ann’s Warehouse is a popular performing arts venue. Commuters get to Manhattan quickly, thanks to the Clark Street F Subway stop. Cyclists utilizing Olympia Dumbo’s sizable bike room can also get into “The City” by using dedicated lanes on both the Brooklyn and Manhattan bridges. Upmarket grocery store Wegmans operates a large franchise in the nearby Navy Yard.
