Living in Manhattan can be a trade-off: the excitement of the city comes with a certain level of agita. That’s especially true when home is above a busy area like Columbus Circle, such as the 80-story tower One Central Park. “New York is the most magical city in the world, but it takes a toll on your nervous system,” says Danielle Lurie of The Jane Advisory, a team at Compass. “Arriving home at One Central Park lifts you out of the chaos of New York. To have a sanctuary above such a high-density part of the city is special.” The staff is also a huge part of what makes the building a true home to its residents, according to Lurie, whose family owned a unit there for many years and who lived in the building during the pandemic. “Some of the staff have been there since the building opened in 2004. Because the staff knows everybody and also knows the building so intimately, they can really be of help and of service.”
The sweeping views of Central Park, The Hudson River and the city skyline don’t hurt either. Even Fido has views from the dog run at the building, designed by Skidmore, Owings & Merrill as part of a two-tower project that changed the face of Columbus Circle, according to Jonathan Miller, chief executive of the real estate appraisal firm Miller Samuel. The developer, The Related Co., “recreated Columbus Circle as a tourist destination,” he says. One Central Park is in the south tower, while the north tower houses a Mandarin Oriental Hotel and its first branded residences project. Residents can access amenities in both towers, including a “serene” lap pool, two gyms and outdoor space with 360-degree views.
Soundproof apartments overlooking Central Park
One Central Park, formerly known as 25 Columbus Circle, offers 133 units starting on the 52nd floor of the building. There are a few studios and one-bedrooms, but the most significant percentage of residences are two-bedrooms, with many three- and four-bedroom homes. The glass-and-granite building translates into floor-to-ceiling windows in units, but “these all-glass apartments have these incredible soundproof windows,” Lurie says. “It’s a very quiet building, and yet you’re on top of all the goings-on downstairs.” Units have been updated over the years, but the original layouts did not offer open kitchens, which most people expect now, the agent notes. For buyers looking for that more modern layout, renovations may be in order. In the third quarter of 2024, a two-bedroom ranged from about $3.8 million to $8 million, the latter including a custom redesign and furniture. A three-bedroom started at around $9 million, while a five-bedroom aerie on the 75th floor asked just under $30 million. In early 2023, Related chairman Stephen Ross and his wife, jewelry designer Kara Ross, sold their 80th-floor, 8,300-square-foot penthouse for $40 million. The couple moved to Hudson Yards, one of Related’s latest projects, giving up their Central Park views. “Living above Central Park like this feels like you’re actually living in the park,” Kara Ross told Architectural Digest in 2017. “It’s as if you’re in a painting that’s always changing, from green to yellow to red to gray and slowly back to green again. It has a kind of power that most art can only dream about.”
A choice of gyms, a world-class spa and a ‘darling’ playroom
Amenities start on the 51st floor at the aptly named Club 51. It provides a private dining room with room for up to 40 guests, a separate lounge area overlooking Central Park, a catering kitchen, a screening room, and a landscaped terrace with Hudson River views and a bartender’s station. Up in the clouds, the children’s playroom is “darling,” says Lurie, whose daughter was two years old when they lived in the building. There’s also a gym and a massage room. Residents also have access to the facilities in the north tower, managed by the Mandarin Oriental Hotel. “They’re both wonderful. The one at the Mandarin Oriental is more obviously spectacular — it’s larger with more equipment. But I love the one at One Central Park,” Lurie notes. “It’s smaller, but it has everything you need, and it has this very intimate view of Central Park.” The hotel also offers the lap pool, the MO Lounge — a restaurant serving breakfast through late-night dinner — and a world-class spa. Of course, the building is also fully serviced, with full-time door attendance, a concierge and a resident manager. Valet parking is available, and chauffeurs have a dedicated lounge space.
Reinventing Columbus Circle
The area around Columbus Circle was revitalized with the development of the Deutsche Bank Center, which, until 2021, was known as the Time Warner Center. The project — which includes the towers, the Mandarin Oriental hotel and the Shops at Columbus Circle — replaced the New York Coliseum, a convention center. The shopping center “is the only mall I’ve ever seen in the city that has flourished. It brings a lot to the neighborhood,” Miller says. And it’s not just shopping, although Whole Foods and high-end clothing stores are convenient for residents. It’s also home to Jazz at Lincoln Center and two three-Michelin-starred restaurants, Per Se, serving new American fare from Thomas Keller, and Masa, with its omakase menu from Chef Masa Takayama. The Museum of Arts and Design is also on Columbus Circle, as is one of the main entrances of Central Park. Riverside Park is also a few blocks walk from the tower.
Atop a transit hub
Columbus Circle offers many transit options, starting with the subway. Trains include the 1, A, C, B and D. The M57 offers crosstown service, and drivers can access the West Side Highway in under 10 minutes.
