The 1996 completion of One Central Park West, formerly the Trump International Hotel and Tower, was a game changer for Columbus Circle. “I look at the Trump International as the anchor of luxury residential development in the Columbus Circle area,” says Jonathan Miller, chief executive of the real estate appraisal firm Miller Samuel, who has done many appraisals in the building over the last few decades. The building dates to 1970, when it was the headquarters of Gulf and Western Industries, the manufacturing conglomerate. In the 1990s, real estate developer Donald Trump partnered with investors to give the 44-story building a makeover. Architect Philip Johnson was behind the new design, and what was once a black-and-silver facade became a glass-clad skin designed to “sparkle like a diamond,” Trump told The New York Times when the building opened. In 2019, the residential tower was renamed One Central Park West — following the removal of Trump name from several Upper West Side addresses — although the hotel still bears the former president’s name. In the 1990s, Columbus Circle was a “marginal” area, Miller says, but it’s seen a significant glow up since the 1990s with the arrival of the Deutsche Bank Center and, later, the supertall towers of Billionaires’ Row. “One Central Park West has been usurped by much more modern buildings around it, but one thing you can’t take away from it is the dead-on Central Park views from the tower. It’s like falling into the park,” Miller says, adding that, depending on where you are in the building, there are also views of Midtown or the Hudson River. “It’s spectacular.” Another building highlight: It’s home to Jean-Georges, the two-Michelin-starred restaurant from Jean-Georges Vongerichten.
A separate entrance on Central Park West
The residential portion of the tower, which includes 156 units ranging in size from studios to five bedrooms, starts at the 18th level, with the hotel on the floors below. The entrance for residents is on Central Park West, and units offer oversized windows to frame those Central Park vistas, tall ceilings and open living and dining areas. Given the building’s age, finishes vary significantly from unit to unit. Hotel units can be purchased and rented out to guests while not in use by the owner, however the common charges for those units are significantly higher than the maintenance on the residences. Owners may choose to rent: a one-bedroom unit commands about $9,250 a month, while a three-bedroom leases for around $23,000 a month. However, resale values have dropped since Donald Trump was elected Commander in Chief. “The name became much more controversial during his presidency, and there have been endless studies that have documented the decline in value, presumably because of the branding as opposed to the qualities of the building itself,” Miller says. Indeed, according to a February 2024 analysis in The New York Times, properties in Trump-branded buildings have “collapsed in value by 25% compared with similar properties from their peak in 2013.”
All the benefits of a hotel, including Michelin-starred room service
Residents of One Central Park West have access to the hotel amenities at Trump International Hotel, including cleaning services, a 24-hour doorman, valet parking in the on-site garage and 24-hour room service from Jean-Georges. Vongerichten also has a more casual eatery, Nougatine, on site. Other amenities include a health center, an indoor pool, a steam room and sauna, a business center and a roof deck with far-reaching views of Central Park and the city skyline.
Highly walkable, Lincoln Square is a hotspot for restaurants and entertainment
As the building is across the street from 843-acre Central Park, residents don’t have to go far for greenspace. The Shops at Columbus Circle provides an array of shopping and dining options, from groceries at Whole Foods and apparel at Stuart Weitzman to the omakase menu at three-Michelin-starred Japanese restaurant Masa and ramen at celebrity chef David Chang’s Momofuku Noodle Bar. Thomas Keller’s Per Se, another Michelin starred spot, is a fixture of the upscale mall, as is Jazz at Lincoln Center, home of The Jazz at Lincoln Center Orchestra helmed by trumpeter and composer Wynton Marsalis. The Museum of Arts and Design is also on the circle, and the nearby neighborhoods of Hell’s Kitchen and Lincoln Square provide plenty of additional options for dining, shopping and entertainment that are still within walking distance.
Towering over Columbus Circle, a transit hub
One Central Park West is on Columbus Circle, one of the city’s transit hubs. The A and C; B and D; and 1 trains convene at the station. For drivers, the West Side Highway is just a few blocks away.
