About One Clinton

Competition is fierce in the world of New York City new development, with condominiums engaged in an ever-escalating arms race of amenities. One Clinton, a 38-story condo located where the historic neighborhoods of Brooklyn Heights and Downtown Brooklyn come together, meets this challenge with an impressive suite of extras for residents. Those include a 3,500-square-foot, beautifully landscaped terrace with seating and barbecue grills and a double-height "Sky Lounge" with a terrace that provides stunning views of New York Harbor, downtown Manhattan and beyond. However, the feature that literally sets One Clinton apart from every other condo in the city is the brand-new branch of the Brooklyn Public Library at its base, which replaced an existing one dating to 1962. Measuring more than 26,000 square feet, it is the borough’s largest branch, offering a reading room with soaring ceilings, and an amphitheater. But you can't live in a library. And a recent visit to a 33rd-floor, four-bedroom apartment in the building fully revealed the appeal of living at One Clinton. The condo's double-height lobby is a quietly luxurious and comfortable mix of natural light, polished Venetian plaster walls, gray limestone floor tiles in a chevron pattern and a custom Gabriel Scott Welles alabaster glass and brass chandelier. And in the living room of that 33rd-floor residence, those views through oversized picture windows on three sides are breathtaking.

Vistas include lower Manhattan, the East River, the Manhattan and Brooklyn Bridges, and the Statue of Liberty. Jason Jimenez, a director at Marvel, the project’s architecture firm, refers to the three-sided point of the building as “the prow.” “You’re looking at a side view of Manhattan and you’re off the grid in a triangular building. So nothing lines up in a Manhattan kind of way.” Those views are made possible, in part, by the distinct triangular shape of the building's lot and resulting form, a characteristic that understandably draws comparison to Manhattan's iconic Flatiron Building. Clad in an orderly grid of Portuguese limestone, the 134-unit building references the different architectural aspects of the surrounding buildings — residential brownstones to the west and the commercial and municipal buildings of Downtown Brooklyn to the east. “The limestone complements the civic setting, but also the importance of the site,” says Jimenez. “It's a venerable material, communicating it belongs in this place at this scale. It gives it a sort of permanence.”

There are no studio apartments at One Clinton, and one-bedrooms make up the smallest percentage of the building’s units. “One of the hallmarks of the project was that homes were going to be larger units,” says Jimenez. “The idea was that it could be a step down. You own a townhouse in Brooklyn Heights but you don’t want to deal with maintaining it anymore.”

Homes include one- to four-bedroom units, ranging in size from 907 square feet to over 4,200 square feet. One-bedrooms list for about $1.2 million to 1.3 million, two-bedrooms ask $1.8 million to $3.7 million, three-bedrooms are priced from $2.4 million to $6.2 million and four-bedrooms start at $4.3 million. A single five-bedroom residence listed for $9.1 million.

Units feature unobstructed, light-filled, open-plan living spaces with ceiling heights between nine and 10 feet and wide-plank solid white oak flooring. Kitchens are equipped with integrated appliances by Liebherr, Bertazzoni, Miele and Bosch, Statuarietto marble islands and custom white oak cabinets accented with matte lacquer. Primary bathrooms with marble fixtures include a soaking tub, custom gray lacquer or white oak vanities, Terra Marine marble wall tile, a Rohl thermostatic shower with rain head and radiant floor heating. Select elements providing a touch of drama and texture in additional bathrooms include shagreen ceramic wall tile in a custom herringbone pattern, Basaltina or white penny floor tile, Rohl Lombardia nickel fixtures and Prima Bianco marble custom vanities. Modern conveniences include a high-efficiency washer and dryer, CAT6 ethernet wiring and a multi-zoned heating and cooling system.

Services include a 24-hour attended lobby and resident manager, and WiFi in common areas. With interior design by Studio DB, the building offers almost 7,000 square feet of indoor amenity space and approximately 4,200 square feet of outdoor common space. The building's glass-walled fitness center looks out onto a landscaped terrace and is complemented by a yoga studio, sauna and hot tub. Additional spaces include a children's area with indoor and outdoor playscapes, a resident's study and a sound-attenuated screening room and music rehearsal space. The building offers bike storage, and spaces in the building's underground self-parking garage are available for purchase.

Situated where Downtown Brooklyn meets Brooklyn Heights, One Clinton is surrounded by shopping, dining and entertainment options. Popular spots include Colonie, Long Island Bar and Noodle Pudding; groceries and gourmet foods can be found at Gristede's, Trader Joe's, Sahadi's and Perelandra. The Brooklyn Promenade is seven blocks away, and the world-class Brooklyn Bridge Park can be reached in 15 minutes on foot. One Clinton is near many prestigious private schools, including Parker Collegiate Institute, St. Anne's School and Brooklyn Friends School.

Subway lines near One Clinton include the 2, 3, 4 and 5 at Borough Hall, the A, C and F at Jay-Street Metrotech and the R at Court Street. The South Brooklyn Ferry can be caught at Brooklyn Bridge Park, with stops in DUMBO, Wall Street and Governors Island along its route. The Brooklyn Queens Expressway and the Brooklyn and Manhattan Bridges are nearby for travel around or outside the city by car. Laguardia Airport can be reached in about 45 minutes.
