A boutique condo building at Lower East Side mega-project Essex Crossing

“The artistic attitude of the Lower East Side” was the inspiration for One Essex Crossing, the 14-story condo building that takes up an entire block on Broome Street, according to Nancy Ruddy. CetraRuddy, founded by Ruddy and her husband John Cetra, designed the building, from its brick, terracotta, glass and aluminum facade to the interior floorplans. The setback residences sit atop five floors of commercial space to maximize light, air and views. “We worked to create a backdrop to what was happening on the streets below and to pay homage to the ornate metalwork and materiality that help define many of the classic buildings in the neighborhood,” Ruddy said in a video released when the building opened in 2022. One Essex Crossing is part of a multi-billion dollar mixed-used development project over 6 acres at the foot of the Williamsburg Bridge. Dubbed Essex Crossing, the project has roots in the Robert Moses development era, as the land was cleared as part of the urban planner’s attempts to eliminate tenements in the 1960s. Various setbacks kept the project from being realized until the 2010s. In addition to residential towers, it offers office and retail space, including historic Essex Market, which got a new home after selling meat, cheese, produce and more in the neighborhood for more than 100 years.

‘Downtown’ design with spaces that do double-duty

Residences at One Essex Crossing start on the sixth floor, with retail on the ground level and office space occupying the second through fifth floors. There are 83 condo units, primarily one- and two-bedroom homes, as well as a few studios and penthouses. About 30% of the condos have outdoor space, complete with water and gas hookups. Design features include fumed white oak floors; kitchens with Tabac oak-and-glossy lacquer cabinetry Miele appliances and marble countertops; and radiant-heated Calacatta Lincoln marble bathrooms with polished nickel fixtures. Jean Lin, founder of the interior design collective Colony, oversaw the project’s model unit. CetraRuddy’s “architecture has elements that are both down to earth and luxurious, and we wanted our space to feel similarly,” Lin says. “The project was very ‘downtown.’” Colony also made sure spaces could be used in several ways. “Homeowners are always wanting multiple functionalities within their spaces, whether there is a dedicated room or not,” Lin says. “We are always trying to find moments within the interior where someone can sit down and work, even if it’s not an entire home office.” A one-bedroom costs between $1.4 million and $1.9 million, while a two-bedroom ranges from $2.1 million to just under $2 million. There are also three three-bedroom penthouses, priced between $5 million and $6 million.

A garden with Brooklyn views

Amenities are located on the sixth floor, starting with a 9,000-square-foot landscaped garden with grills and outdoor dining and lounging areas overlooking the city. The gym and yoga studio have views of the garden, and there’s also a children’s playroom and a sunroom overlooking the green space. On the ground floor, there’s a glass-enclosed residents’ lobby with a marble reception desk.

Essex Crossing encourages community

Essex Crossing has changed the landscape of the immediate area. The area was leveled in the 1960s as part of a Moses-helmed initiative and sat empty for decades. Delancey Street Associates — a joint venture including L+M Development Partners, BFC Partners and Taconic Investment Partners — was chosen as the project developer. The 6-acre Essex Crossing masterplan was created by SHoP architects, with the first residential building opening in 2018. In addition, the community features senior and affordable housing, an urban garden and Retail staples like Trader Joe’s. There’s also the Grand St. Settlement Essex Crossing Community Center, which provides job training for locals at the GrandLo Cafe at 168 Broome St.

Easy access to the Williamsburg Bridge

The F and M and J and Z subways stop at the Delancey St-Essex St station, just two blocks from the building. Drivers have quick access to Brooklyn via the Williamsburg Bridge, which also has dedicated bike and pedestrian lanes that are separated from the car traffic.
