A luxury tower on Madison Square Park with exceptional and uncommon views
In the luxury real estate market, an apartment’s impressive view can often be a key selling point. Located in the Flatiron District at the base of Madison Avenue and measuring 60 stories, One Madison might have the view. “If you know Madison Square Park, you know there are only a couple of buildings as tall as One Madison within a two-block radius if you want 360-degree views,” says Corcoran broker Julie Pham, who has sold homes in the 51-unit bronze and glass tower designed by CetraRuddy.
Developer Related describes those exceptional unobstructed views, enjoyed from residences such as a $28 million triplex penthouse or a full-floor home on the 52nd floor, as “river-to-river-to-sea.” The views from condos that don’t occupy an entire level are pretty spectacular as well, and include the iconic Flatiron Building, the MetLife Clock Tower, the New York Life Building with its gilded top and, further uptown, the Empire State Building.
But it’s more than just the views from One Madison that appeal to prospective owners, says Pham: “Views, location, amenities. It’s the trifecta of what’s most important to buyers in New York City.”
One- to four bedrooms and some sprawling full-floor homes
Homes at One Madison include a single studio, sold for $1.6 million in 2015, and one- to four-bedroom apartments. One-bedrooms as large as 1,560 square feet ask for up to $3.9 million, and two-bedrooms measuring up to 1,962 square feet are priced up to $3.3 million. Three-bedrooms can be as large as 3,310 square feet and list for $8.3 million and up. Four-bedrooms measure up to 6,620 square feet and sell for $10 million and up. Penthouse and duplex units have sold for prices between $37 million and $72 million.
Luxurious materials are used throughout the building, with some interiors designed by CetraRuddy and others by Yabu Pushelberg. This quirk is due to the fact that the condo was originally the project of two independent developers who abandoned it, with half of the units completed, after it became mired in debt and lawsuits. When Related took over the redevelopment of the condo, the company hired Yabu Pushelberg to complete the unfinished residences.
Homes have floor-to-ceiling windows with electric shades, wide-plank European white oak floors and Savant Smart Home systems. Select residences are accessed via private keyed elevator and offer private outdoor space, including some wraparound terraces.
Kitchens may feature custom cabinets with satin-rubbed Indian Laurel veneers and Calacatta marble countertops. Integrated appliances can include a Gaggenau oven and a Sub-Zero refrigerator. Apartments include a washer and dryer.
En suite bathrooms may feature Italian travertine and polished chrome fixtures, a six-foot soaking tub, a separate shower and heated floors. Calacatta gold marble is included in some secondary bathrooms, which also have heated floors.

One Madison is a full-service building with a staff that includes a 24-hour concierge and door attendant. The private, resident-only One Club offers a 50-foot heated indoor pool, a state-of-the-art fitness center, a glass-enclosed steam room overlooking Madison Square Park and a yoga room. Social spaces include a landscaped terrace, a great room with a dining area, a lounge, a screening room and a staffed catering kitchen.
Flatiron District living close to all
The condominium’s Flatiron District location is convenient to shopping, dining and entertainment options. Madison Square Park across the street is home to playgrounds and a popular dog park and hosts events, concerts, art exhibits and more. Fairway Market and Trader Joe’s are nearby grocery shopping options, and food emporium Eataly is a block away. Fine dining options in the area include Scarpetta, Gramercy Tavern, 11 Madison Park and ABC Kitchen.
Six subway lines nearby, the PATH on 23rd Street and the FDR to the east
Public transit is easily accessible, with the 4 and 6 trains at 23rd and Park Avenue and the N, Q, R and W trains at 28th and Broadway. The Journal Square and Hoboken PATH trains stop at 23rd Street and Sixth Avenue. For travel to points uptown and downtown, the FDR Drive is a few blocks to the east, as are the Queens Midtown Tunnel and Interstate 495. Laguardia Airport can be reached in about an hour.
