Two Bridges’ tallest residential building with panoramic, waterfront views
Everyone wants a room with a view, but what about a view in every room? Turns out, that’s what’s attracting buyers to this 80-story, waterfront glass tower in Two Bridges. One Manhattan Square overlooks the East River, the Manhattan and Brooklyn bridges and Downtown Manhattan, so there’s literally not a bad seat in the house. “It’s the tallest waterfront building in the area. Anyone who’s buying here, they’re buying on the highest floor they can because they get bridge and city views,” says Donald Lai, a licensed associate real estate broker for Corcoran with a listing in the building. The 800-plus-foot-tall condominium also has 100,000 square feet of amenities, ranging from the city’s largest private garden to colorful recreational lounges, meaning residents don’t have to venture far for a little entertainment. And the eye-catching, glittering glass facade designed by architecture firm Adamson Associates has become quite familiar since its completion in 2019 — even for those who don’t live there — because the Q train passes right by it every day.
100,000 square feet of amenities, ranging from gardens to late-night lounges
Just off Cherry Street, the lobby designed by Meyer Davis resembles a hotel entrance, with lush detailing spread across three stories. “The lobby has very tall ceilings with windows all around, and the space flows into the outdoor garden,” he says. “It’s really inviting. There are two entrances to the building, and one has a roundabout driveway where people can get picked up or dropped off,” Lai says. And of course, residents can expect a 24/7 concierge and door attendant. Next is the outdoor garden, designed by luxury landscape firm West 8, which has one acre of green space to peruse, including a tea pavilion and firepits overlooking the East River. “Amenities are top-notch,” Lai adds. “And of course, there are outdoor areas where you can grill and hang out. There’s a little tree house and a dog run, too.” After dining al fresco near the outdoor grills, residents can bring the party inside to either the cigar room, culinary lounge or cellar bar and lounge, the latter of which has plush seating and a large, gas-lit fireplace. And for those who like to flex their acting skills (or a fancy game of charades), there’s also theater and performance space.
Comprehensive spa area with saltwater swimming pool and sports courts
As residents approach the spa, an enclosed, sunken tranquility garden with rocks and trees awaits, before opening to a hammam with a cold plunge pool and 75-foot saltwater swimming pool. There’s also a hot tub, sauna and his/her locker rooms for an extra dose of wellness. Most can even ditch their gym memberships given the on-site fitness center, yoga and spin classes across four studios, and bowling alley, as well as the full-court basketball and squash courts. If that’s not enough, there’s also a golf simulator and separate cardio room.
815 units designed by Meyer Davis with New York Harbor views
With 815 units, each residence was designed to maximize light on all sides, especially the lucky ones with corner units. “The units have modern, high-quality finishes and Miele appliances. It’s an open concept — basically made to feel like it’s blending in with the outside,” Lai adds. Buyers can find imported stone and oak flooring in two finish options, Dusk or Dawn, as well as floor-to-ceiling windows. One-bedrooms start at $1.2 million for nearly 700 square feet and go up to $1,625,000 for 723 square feet. Two-bedrooms typically start at $1.9 million for 1,123 square feet and go up to $2.8 million for just over 1,150 square feet. Three-bedrooms typically range between $2.8 million and $5.4 million for up to 2,400 square feet, and there are also units available to rent through a leasing office. “There’s a lot of value here because there’s a massive tax abatement right now, which means it’s very low carrying cost,” says Lai.
Close to Chinatown, LES, and easy access to FDR Drive and the F train
Located in the Two Bridges neighborhood, residents have access to the late-night, trendy crowds of the Lower East Side, including jazz clubs and diners, as well as the culinary delights of Chinatown. Coleman Playground is just across the street, as well as Pier 35 along the East River. Residents can access the F train four blocks over at the East Broadway stop, but outside of that, transportation is limited. Drivers, however, can easily access the FDR Drive and Manhattan Bridge, which are less than one block away from the building.
Fine print
As one of the final waterfront developments in Manhattan, the building currently has a 20-year tax abatement, which means carrying costs are typically lower compared to other similar luxury builds.
