On the Williamsburg waterfront: space and river views in a hip neighborhood
Spacious residences with views of the Manhattan skyline and the East River, white-glove service and low taxes are the hallmarks of One Northside Piers in Williamsburg, Brooklyn. “The main thing here is the views. The views and the light,” says Cory Kantin, a Corcoran agent who has done many deals in the building and has lived there since 2008, when closings began. “Then it’s the tax abatement. The condos have anywhere generally from $4 a month to $12 a month in taxes. That is something investors will specifically seek out buildings for.” The 30-story building — and its sister building at Two Northside Piers — was one of the first to rise after the area was rezoned in 2005, and abatements were dangled like carrots for developers. At One Northside Piers, the abatement has about 10 more years before phasing out, translating into significant savings for owners. For residents, being on the waterfront and within walking distance of hip shops and restaurants is key. “It’s very serene,” Kantin says of the two-building Northside Piers complex. “There’s a lot of park space; there’s an open promenade and pier in front of the building. And it’s a very hot neighborhood, so it’s a unique blend of being in the center of a really cool neighborhood while actually being in a very quiet and beautiful location.”
Generously sized units with walls of windows
There are 181 units at One Northside Piers, ranging from alcove studios to three- or- four-bedroom penthouses, as well as a collection of four townhouses. “They have slightly larger layouts than what you see in some of the newer condo buildings,” Kantin explains. “Alcove studios are just over 600 square feet, while one-bedrooms can be up to 775 square feet, and then the two bedrooms are generally 1,100 to 1,300 square feet. So, they’re a little bit more generous.” Foyers, floor-to-ceiling windows, hardwood floors and pass-through kitchens with stainless-steel appliances and wood cabinetry are also standard in units. Many units wrap around corners for multiple exposures, and some have outdoor space.
At the end of 2024, there were no listings for sale at One Northside Piers. A one-bedroom sold in February 2024 for $1.25 million, while several two-bedrooms traded for between $1.72 million and $1.795 million. A three-bedroom on the 10th floor sold for nearly $2 million in early 2023 — the most recent transaction for a larger unit. One of the townhouses, measuring about 2,650 square feet, sold for $2.1 million in June 2021. Rentals are more common, and four two-bedroom apartments were available for lease in December 2024. Rents range from $6,950 a month for a fifth-floor unit to $8,695 for an apartment on the 23rd level.
White-glove service with a robust suite of amenities
One Northside Piers is a full-service building with a live-in super and a doorman staffing the bright white and wood lobby around the clock. There’s also an exercise room and yoga studio, plus the “massage room, in case you have a private masseuse come,” according to Michael Shusterman, another Corcoran agent who works closely with Kantin to sell and rent units at Northside Piers. There’s also a roof deck, a lounge with a kitchen, TV and billiards and a children’s playroom. One Northside Piers residents also have access to the sister building’s pool, hot tub and spa.
Waterfront parks and trendy shops and restaurants
The building is removed from the hustle and bustle of Kent Avenue, instead sitting next to a series of waterfront parks. The green spaces include North 5th Street Pier and Park, Marsha P. Johnson State Park and Bushwick Inlet Park, giving residents options for walking, sunbathing or playing soccer. There’s also a dog run, playground and seasonal food market, Smorgasburg Williamsburg, within the connected parks. Restaurants within a five-minute walk include La Nonna Williamsburg Brooklyn, Radegast Hall & Biergarten and Sea Thai Brooklyn, but the larger neighborhood offers an array of eateries. Boutiques and hip brands — such as Glossier and Double RL Men’s clothing store — have storefronts in the area. Trader Joe’s is a four-minute walk on Kent Avenue, and there’s a Whole Foods on Bedford Avenue and North Fourth Street.
Catch the ferry right outside the building
The NYC Ferry’s North Williamsburg stop is just outside the building; riders can be at Wall Street in about 25 minutes. The L train is about six blocks away at Bedford Avenue and North Seventh Street — from there, it’s one stop into Manhattan and three to Union Square. Drivers can access the Williamsburg Bridge at South Fifth Street and Interstate 278 is about eight blocks east of the building.
