Vast postwar co-op complex in Rego Park

Park City Estates is a sprawling postwar complex comprised of five 16-story buildings surrounding a landscaped rotunda. The red brick-and-concrete buildings are identical, with a wide expanse of balconies covering the facades. They were built as rentals in 1960 before going co-op in 1987, attracting those priced out of trendier neighborhoods but still seeking easy access to Manhattan. This location is also desirable to airline and airport employees since it’s close to two major airports. The complex is within walking distance of Rego Center, a popular mall, plus supermarkets, restaurants and an outdoor pool. However, this area is noisy due to planes flying low overhead and the Long Island Expressway abutting the complex.

Roomy apartments with balconies

The 912 total units span studios to three-bedrooms. The condition varies considerably, considering the sheer number. Commonalities include windowed galley kitchens, window air conditioner units, at least one bathroom with a window in the shower area, thoughtful layouts, parquet floors, foyers, ample light and good closet space. The majority have balconies, regardless of size, which often overlook the many other identical high-rises around here or the adjacent Long Island Expressway. Some balconies are still covered in synthetic turf, as was the trend in the 1970s and ‘80s. Updated apartments often feature kitchens with stainless-steel appliances, a dishwasher, stone counters and tile backsplash, while renovated bathrooms frequently have newer tiles and a storage vanity. Gut-renovated spaces have opened up kitchens, removed bathtubs from bathrooms, added custom closets and upgraded the hardwood floors throughout. At the other end of the spectrum, some are in dire need of repair and updating, but these represent a good deal. Some are investor units with an immediate sublet policy. With so many apartments, there’s usually a good supply on the market year-round. Studios start around 500 square feet with adequate kitchen space and enough room for a full-sized bed and small living and dining area. A renovated studio sold for $250,000 in 2024. One-bedrooms start around 700 square feet, offering a dining area and large rooms. A 2025 listing was reduced $20,000 to $329,000, while others were priced higher and lower. Two-bedrooms cover around 1,000 square feet and up to two bathrooms, and were priced in the low $400,000’s to mid $500,000’s in early 2025. Three-bedrooms have two bathrooms and up to 1,400 square feet. These don’t come on the market as often, with 2025 prices asking from the $500,000 to $600,000 range. Many units are rented since subletting is allowed after two years. Over the years, online reviews have revealed tensions between renters and owners. Numerous online complaints have also been made about rodents, cockroaches, management and noise, whether inside from other apartments or traffic noise from the Long Island Expressway.

Garage parking, security, door attendant and pool

The complex offers numerous amenities at this price point, starting with a round-the-clock security gate and 16-hour door attendant. (Waitlisted) indoor and outdoor parking lots are a boon since car ownership is common in Rego Park. Park City Swim Club is another major feature, a seasonal swim club offering a heated Olympic-sized pool and kids’ pool, swim lessons, events and more. However, membership isn’t just for residents of Park City Estates, and online reviews are mixed. Additional amenities include large basement laundry rooms with an app to pay for and monitor machines, newer elevators and a pet-friendly policy, albeit with breed restrictions.

High-rise section within walking distance of shopping, dining and daily needs

Rego Park is a planned community developed by the Real Good Construction Company (hence the shorthand Rego), which built single-family homes in the 1920s. Park City Estates is among the many high-rises that came later. The complex is conveniently located two blocks from Rego Center, a medium-sized mall anchored by Costco. Other nearby conveniences include Horace Harding Playground and an elementary school next door. Additional restaurants and businesses are found along 63rd Road, including Foodtown for groceries. There is a sizeable Central Asian population around here, which is also reflected in local businesses.

Close to two major airports and a short distance to buses and trains

The M and R trains stop at 63rd Drive-Rego Park, less than half a mile from Park City Estates, reaching Midtown in about half an hour. Numerous bus stops surround the complex as well. There are express buses to Midtown and LaGuardia Airport, and buses to the nearby 7 train. Highways and arteries are never far, with the Long Island Expressway running behind the co-op, and Queens Boulevard a few blocks west. Traffic is often heavy, but the location attracts airline and airport employees since LaGuardia is 5 miles north and JFK International Airport is 7 miles south. Street parking is notoriously bad and gets harder to find later in the day and on weekends, leaving many to rent a monthly spot elsewhere while waiting for an opening at Park City Estates.
