‘Affordable luxury on the Upper West Side’

Well-priced units sell quickly at Park Columbus, a 12-story brick condo building on the corner of West 87th Street and Columbus Avenue. Douglas Elliman agent Anil Jintoorkar has sold two units in the building, both of which were in contract within a month. But he didn’t act fast enough to secure his client a two-bedroom home in the building in May 2024. “It was in contract in about two weeks for about $2.2 million. It’s a sought-after building,” he says. Indeed, the deal was made during a tepid market: signed contracts for Manhattan condos priced between $2 million and $3.99 million were down 15% annually in May, according to a report from Elliman. Park Columbus’ popularity is partly due to its “amazing location,” Jintoorkar says. “You can walk to Central Park.” Despite its relatively small size — just 72 units — the building has several common areas and two outdoor spaces for residents, including a roof deck overlooking the Upper West Side. The building was converted from rentals to condos around 2011, a project helmed by SLCE Architects and Bazbaz Development. “Our mantra was affordable luxury on the Upper West Side,” Sonny Bazbaz, the president of Bazbaz Development, told The New York Times in 2013.

Bay windows let in light and frame views

Oversized bay windows, custom millwork and wide-plank oak floors can be found in original units at Park Columbus, although some residents brought in their own designers to create a different look. Units also have open dining and living areas with adjacent kitchens featuring large islands, integrated appliances and white oak cabinetry. Bathrooms boast custom vanities, chrome fixtures and hexagonal floor tiles that are a nod to patterned floors found in classic Upper West Side buildings. Lower-floor units have streetscape views, and upper-level homes can catch a glimpse of the Hudson River. Some units also offer private outdoor space. Studios cost around $750,000, while a one-bedroom unit ranges from about $1 million to $1.35 million. Two- and three-bedrooms start at $2 million and $3.35 million, respectively. The building’s five-bedroom penthouse, on the market as of June 2024, asks $12.3 million.

Outdoor space gives the building a park-line feel

“The building has all the amenities except a pool,” Jintoorkar says. That starts with the lobby, featuring classic black-and-white checkered floors and a Calacatta green marble front desk staffed by a full-time doorman and concierge. From there, residents can head to the lounge area or the adjacent landscaped terrace, which has space to lounge or eat outside. There’s also a gym, children’s playroom and conference room, plus a live-in super.

Steps from Jacqueline Kennedy Onassis Reservoir

Greenspace is one of the hallmarks of the Upper West Side. Residents are a short walk from the Jacqueline Kennedy Onassis Reservoir and the rest of Central Park. Riverside Park is a few blocks in the other direction, and bikers can easily access the Hudson River Waterfront Greenway. Columbus and Amsterdam avenues are lined with shops and restaurants, as well as spas and other services. The blocks around the building also have two pet stores, a good plant store and the headquarters of the Wild Bird Fund, which provides care for sick or injured birds and small animals. Groceries can be found at Trader Joe’s or Whole Foods, both on Columbus Avenue.

Several subway options along West 86th Street

Park Columbus is close to subways on West 86th Street, either the 1 train on Broadway or the B and C lines on Central Park West. The M86 bus offers service to the East Side, and drivers can be on the Henry Hudson Parkway in under 10 minutes, depending on traffic.
