Classic Upper East Side luxury condo with hotel-level amenities
“With the porte cochere adding a touch of class and the expertly uniformed attendants opening the front door — not to mention the luggage storage — Park Regis feels like a five-star hotel,” says Quinn Ferree, an agent with Douglas Elliman. “There’s a quintessential Madison and Park avenues vibe. Residents don’t leave once they’ve moved in. It’s an incredibly well-run co-op with a live-in super that knows about everything from the type of brick used in the building’s 1974 construction to what needs updating in the common areas.” The classic Upper East Side full-service co-op — designed by prolific 20th Century architecture firm Emery Roth and Sons — rises 30 stories midblock amid stately brownstone townhomes. Columns of suspended balconies, breaking up its distinguished brown brick facade, and a fully furnished shared roof deck make the most of unobstructed views in all directions: The East River, Midtown’s ever-changing skyline and of course, all of adjacent Central Park. “The building has a pocket park in the rear that emulates the sophisticated look of its interiors,” Ferree adds. “Few know that it's actually a public space.”
The 210 generously sized residences here, some in more need of updating than others, feature hardwood floors and large casement windows taking in tons of natural light. Many are sprawling combined units with over five bedrooms. Some have been home to notable figures like the late model and quintessential Upper East Side doyenne who spent much of her life in Unit 26C, selling with Ferree for $925,000 in winter 2025, only to rub shoulders with the likes of Frank Sinatra and Nate King Cole.
Sophisticated homes with varying degrees of renovation and sweeping vistas
While well-proportioned studios — incorporating at least 600 square feet of space — fetch around $550,000, true one-bedrooms — some with additional alcove dens, bedrooms or home offices and two bathrooms — go for $1.1 million. Two bedrooms, the majority of units in the building, unfold with separate foyers, multiple exposures, ample closet space and oversized en suite bedrooms. These units sell for between $1.3 million and $1.9 million, depending on size, position in the building and the inclusion of a balcony. Three- and four-bedrooms, a handful of which are combined, can go for upwards of $5 million. The triple exposure duplex penthouse — replete with a wrap-around terrace — last sold for $12 million. “The co-op is incredibly financially sound and there’s no flip tax,” Ferree notes. Like any building of this age, the state of renovation varies greatly from unit to unit. “An elderly buyer might be ok with a unit that has older finishes and will only make a few alterations whereas a younger buyer will do a full gut revamp,” he adds. Residences that require a bit more love and care are often discounted. Though there’s a well-kept and sizable laundry room, certain units are equipped for in-unit washer/dryers, installed based on board approval. Unlike other luxury co-ops that have a bit more leniency, subletting here is discouraged.
Some unexpected amenities and everything the prestigious environs have to offer
As a full-service, white-glove co-op in the prestigious Upper East Side pocket of Carnegie Hill, Park Regis has a bike room, storage units and cold storage. There’s also a decent gym and four elevators; two of which are pet-free. An unexpected addition is the staffed service car. The third party-operated subterranean garage has a somewhat long waiting list for spots, but such is the case for much of the neighborhood. For those that keep their cars here or nearby, a trip out of town is easy with ramps on to the FDR Drive highway at the end of East 96th Street. For residents that commute to Midtown or Downtown for work, the 4, 5 and 6 lines stop at the 86th Street station at the intersection with Lexington Avenue. The crosstown M86 stops along this stretch as well and serves as a reliable connection across the park to the Upper West Side.
Just one block away, the 843-acre green space abounds with picnic lawns, playgrounds, secluded woodlands, ample sports facilities and an especially car-free loop road ideal for an intrepid jog or bike ride. The running track-encircled Jackie Kennedy Onassis Reservoir can be accessed from the end of the block. Park Regis is in proximity to some of New York’s most internationally recognized art museums. They include the Guggenheim, Cooper Hewitt and of course The Met. Adjacent Madison Avenue is defined by staid luxury boutiques and blue-chip art galleries. Staple eateries on this stretch include upscale market Eli, surprisingly laid-back French bistro Table d'Hôte and long-established American seafood go-to Island. Numerous Italian trattorias and osterias are also found in the vicinity. Lexington and Third avenues are lined with big box stores and essential service businesses. The closest grocery store is the Morton Williams two blocks south. Park Regis is right across the street from the historic Church of St. Thomas More. The Park Avenue Synagogue is nearby as well. For families, the co-op is in walking distance to many of the city’s top ranked private schools.
