An accessibly priced midcentury co-op in Spuyten Duyvil

Situated on a quiet tree-shaded road surrounded by other apartment buildings, the landing at Parkway House feels surprisingly suburban, especially considering it is adjacent to the major thoroughfare, Henry Hudson Parkway. Neither remote nor centrally located, the building is conveniently placed across the street from a pedestrian footbridge leading to Seton Park, Spuyten Duyvil Library and the Riverdale Tennis Courts. Completed in 1955, the unassuming fifteen-story tower clad in red bricks features white-framed casement windows and a symmetrical framework of matching, white-railed balconies. The co-op offers sizable one- and two-bedroom apartments with reasonable maintenance fees starting at $300,000.

Spacious floor plans with private terraces

Two-hundred-sixteen apartments across fifteen stories range from one- to two-bedrooms. There are, however, a handful of three-bedroom combination units. All apartments were fashioned with ample storage space with multiple closets, many of which are walk-in closets. Roomy layouts come with a salon-like foyer, large eat-in kitchens and grand living rooms (many of them starting at 40 by 13 feet). Averaging 1,000 square feet, all one-bedrooms have an extra office room large enough to be used as another twin-sized bedroom. Unit #8K, a one-bedroom with the original parquet flooring, a kitchen renovated approximately ten years ago and the original white subway-tiled bathrooms, sold for $329,000 in January 2025. Spanning between 1,100 and 1,500 square feet, two-bedrooms feature a split layout with a formal dining room and a massive gallery-like foyer with a walk-in closet. Unit #12D, a corner unit with two bedrooms, a screened-off balcony off the primary bedroom and a pink subway-tiled bathroom, sold for $540,000 in December 2024.

Parkway House is a full-service cooperative with a round-the-clock door attendant, part-time maintenance staff and a live-in superintendent. On the lower level, residents can find laundry facilities, a bike room and personal storage (currently waitlisted). The same subterranean floor houses the spacious yet outdated fitness center with cardio machines, free weights and weight-training machines. The building offers parking in the basement garage at competitive monthly rates; there are a few designated spaces with electric charging stations, which are waitlisted. Outside the tower is a private gated children’s playground with two play areas featuring swings and various play equipment.

A cozy North Bronx neighborhood that feels almost suburban

Spuyten Duyvil is something of an anomaly: locals move at a slower, more relaxed pace. (Plus, some Parkway House residents on higher floors have distant views of the Hudson River to the New Jersey Palisades.) The neighborhood is similar to the adjacent Riverdale in the sense that it is largely residential, very hilly and chock full of towering trees. The main drag along Broadway offers conveniences, including Blink Fitness, Chase Bank, T.J. Maxx and Walgreens; chains and fast food spots can also be found along the avenue, such as Dunkin’, IHOP, KFC and Pizza Hut. Mom-and-pop shops and family-run restaurants can be found around the neighborhood; some favorites are Liebman’s Deli, MyUnique Thrift and Tibbett Diner. For a bit of green space, Ewen Park is directly across the street and offers wooded landscapes with open spaces for lounging, basketball courts, a dog run and a playground. For groceries, residents can shop at the neighborhood grocery stores: Gourmet Garage, Key Food and Stop & Shop.

A bit of a schlep

The Parkway House is located in a notoriously far north Bronx neighborhood. Living in this cozy residential oasis comes at a cost: being moderately remote. The nearest subway station, Van Cortlandt Park–242nd Street station, is three-quarters of a mile walk, providing access to the 1 train. Additionally, there is the Metro-North Spuyten Duyvil station, which gets commuters to Grand Central in approximately 30 minutes. For drivers, major thoroughfares — Broadway, Henry Hudson Parkway and Major Deegan Expressway — make getting around the neighborhood and to Riverdale easy; meanwhile, Manhattan and South Bronx are a bit of a trek.
