As its name suggests, there’s no higher level of luxury living than the 43-story Platinum condominium, at least not in Time Square. The upmarket residential tower is on the corner of 8th Avenue and West 46th Street, but unlike other residential buildings in the area, its podium only has commercial zoning on the ground floor. “The extra space is dedicated to a lot of amenities, an approach that’s more common in the Financial District than in far more retail store-focused Midtown,” says Andrew Corso, an agent with Compass managing sales in the building. Designed by Costas Kondylis, the stalwart New York architect who put his name to 75 luxury condos throughout town, this status symbol residence champions the sleek clean-lined and full floor-to-ceiling window aesthetic many come to expect when choosing to live in the dense grid of high-rise buildings. This was the draw when the building first opened in 2007 and, for many homebuyers, remains a key selling point. Platinum was first promoted as Manhattan’s “signature power residence” and that era-specific cache continues to channel a similar energy.
High-ceiling residences with pared-back, durable finishes
Kondylis, who passed away in 2018, was known for imbuing his projects with a more restrained aesthetic — championing efficiency, dependability and comfort over other louder forms of architectural expression. This minimalist steel and glass property exemplifies that approach to a tee. Original sponsor units were outfitted with hardwood floors and pristine 9.5-foot-high white walls. Kitchens are rendered in lacquered wood cabinetry, quartzite countertops and lava stone tile backsplashes, all anchoring tone-matched stainless steel Thermador appliances. Finished in a similar grayscale and earth-tone color palette, large bathrooms comprise frameless rain showers and freestanding soaking tubs. Some even feature double vanities, but all include top-line Dornbracht taps and TOTO fixtures. Most residences have in-unit Bosch washer/dryers. The main attribute, however, is the ample number of floor-to-ceiling windows that wrap the exterior of each unit and filter in tons of natural light. Most are fitted with automatic blinds to ensure privacy when needed. One might imagine themselves lounging on a sleek, low-lying sofa in one of the well-proportioned living rooms while looking out onto the New York skyline after a long day at the office, which is presumably nearby. Western-facing units above the 25th floor have unobstructed views of the Hudson River. Others frame tantalizing glimpses of Central Park.
Good value when considering the age of area comps
While most units still retain the baseline interior scheme, valued for the durability of the primary stone and other protection-coated materials it incorporates, some residences have been adapted to the specifications of previous owners. Most available units are resale and range from 900 square foot one bedrooms priced at $1.2 million to 2,350 square foot three bedrooms selling between $3.5 million and $5 million. While a handful of lower-level studios have sold for around $800,000 in the past, two bedrooms with favorable split layouts and en suites fetch $2 million to $2.5 million. A triplex penthouse with four bedrooms, 4,300 square feet of space and a double-height great room can go for $9 Million. “Most of the comparable units in a five-block radius are in much older prewar and postwar buildings, and so, residents benefit from better conditions here,” Corso adds. “Kondylis chose mid-line materials have withstood the test of time and are easily refinished.”
Platinum features the full floor “The Zone” amenity level
Though living in the middle of — or near — the action, Platinum residents can enjoy a wide variety of in-house amenities. The lobby, helmed by a 24-hour concierge, welcomes them and their guests with sophisticated design elements including a moat water feature. A grand fireplace is joined by a 15-inch TV playing mood-enhancing videos all day long. Platinum is accessed with a tightly monitored card security system, and residents can utilize an integrated subterranean two-level parking garage managed by a third-party company. There’s also an outdoor dog run and a landscaped terrace replete with a stone fireplace. The condo offers a full floor of amenities dubbed “The Zone” providing its “powerful” residents with a chance to wind down. Here, they can utilize an updated fitness center outfitted with the latest Life Fitness equipment. A yoga studio leads into spa treatment rooms and a recovery lounge accentuated by a waterfall feature. The Social Sauna and the Q Lounge are additional communal spaces. And of course, no full-service amenity offering at this price point would be complete without a golf simulator. According to Corso, many of these spaces have been tastefully updated over time with an emphasis on staying true to the original layout and finishing.
At the confluence of the Theatre District and Time Square
The bustle of Times Square and its many tourist attractions are just a block away, but residents looking to bypass the crowds when commuting to work can enter its massive underground subway complex from an entrance at 8th Avenue and West 42nd Street. This main New York transit hub is served by almost every MTA line. The B, D, F and M stop along 6th Avenue, two blocks east. Suffice to say, there are fast and reliable links to every part of the city. While the Port Authority Bus Terminal is a stone's throw away, Penn Station – served by national Amtrak, regional Long Island Railroad and New Jersey Transit branches – is 12 short blocks south. Residents benefit from major neighborhood entertainment venues like Radio City Music Hall, Carnegie Hall, Madison Square Garden and most Broadway stages. “The building staff is very hands-on and ensures that the lines to get into adjoining theaters don’t block the entrance or car services picking up residents,” Corso describes. Other cultural offerings nearby include the Museum of Modern Art and the Museum of Art and Design. There’s also a good selection of prestigious dining options like The Russian Tea Room and Michael's New York. While Bryant Park is the closest green space, Central Park isn’t far either.
