Newer condo with tax-abatement status

The contemporary grey-and-brown facade of Rego Parc is distinctive compared to its older red-brick neighbors. Despite its name, this six-story condo opened in 2020 in Middle Village; the location straddles Rego Park and Middle Village and offers the best of both worlds. Rego Park, on the other side of Woodhaven Boulevard, is better known and home to malls and big box stores, while Middle Village is mostly residential. As a newer build, the condo offers a tax abatement until 2034. William Yau, a broker with Elegran who knows Rego Parc well, says this is one of the most notable aspects of the condo, since many such buildings in the city have seen their abatements expire. Having one keeps monthlies lower than average and attracts investors. “Between taxes and common charges, [units] are about $1,000 less than other two-bedrooms in the neighborhood.”

Affordable luxury includes balconies

Yau describes the 92 units as affordable luxury with modern amenities in an energy-efficient building. Sizes range from studios to two-bedrooms, with bright layouts featuring higher-end touches. Since apartments are new, there’s still uniformity throughout the building. For example, open kitchens are outfitted with a waterfall island and stainless-steel appliances, including a dishwasher. Bathrooms are tiled up to the ceiling with the same marble appearance as the lobby. Those with second bathrooms also contain a small shower stall, an uncommon feature. Bedrooms are large enough to fit a queen-sized bed and some have an en-suite bathroom and a walk-in closet. Oak floors, large double-paned windows and HVAC units, which allow heat and air to be individually controlled, are standard. Most have balconies. Units facing Woodhaven Boulevard, a major thoroughfare with eight lanes of traffic, will be noisier than those facing the back. However, insulated windows are effective at noise reduction. Studios offer around 405 square feet with no recent sales. One-bedrooms start at 562 square feet, with a late 2024 sale going for $515,000. Two-bedrooms start around 740 square feet and many have two bathrooms. In early 2025, a listing with two bathrooms asked $739,000. Common charges are on the low end and include everything except electricity, running just $304 a month for the two-bedroom listing.

On-site parking, laundry room and fitness center are perks

The lobby sets the tone for apartments with its faux marble walls and floors, and a virtual doorman and live-in super suffice for staff. An indoor parking garage managed by a third party rents spots; there’s no waitlist as of the time of publication. Basement bike storage is available for free and storage units can be purchased. The laundry room and gym aren’t relegated to the basement as is often the case; instead, the large and inviting laundry room is filled with new machines and windows, and the fitness center is equally spacious and light-filled. While free, the gym is underutilized. Yau notes the equipment looks pristine. The third-floor deck is also overlooked. Retail populates the ground floor, including a pharmacy, a bridal shop and a taekwondo studio.

Residential neighborhood adjacent to shopping areas

Woodhaven Boulevard is a busy, but walkable, area. There’s a handful of businesses on the next block, from Colombian to glatt kosher fare, along with a cigar lounge. Additional businesses are across the street, from a deli and law offices to a nail salon and dance studio. Side streets are residential and lined with single-family homes. A car is handy for accessing necessities in Middle Village, Rego Park and beyond. In Middle Village, life centers around Juniper Valley Park, a 55-acre green space containing playgrounds, sports fields and bocce courts, and ramps up in summer with community events. For groceries, there’s the independent Village Barn Fresh Market and CTown. Rego Park has more options, including Netcost, Trader Joe’s and Costco. The latter anchors Rego Center, a popular indoor mall.

Further from the subway but close to airports

Buses rumble along Woodhaven Boulevard and there are express options to Manhattan, but trains aren’t as convenient. The nearest options, the M and R at Woodhaven Boulevard or 63rd Drive-Rego Park, are just over half a mile away. As a result, Middle Village has more of a car culture than other parts of Queens. Yau says the neighborhood isn’t very congested, making it easier to find daytime street parking compared to other parts of Queens like Jackson Heights or Astoria. While the commute to Midtown takes at least 45 minutes, factoring in getting to the train. Airports are closer: LaGuardia is less than 5 miles and JFK International Airport is about 7 miles.
