Stylish starter homes in a central and evolving neighborhood

Architect and founder of RG-Architecture Riyad Ghannam considers the eight-story condominium Renou on Harrison in SoMa a win for both buyers in search of a starter home in San Francisco and the historically industrial, now burgeoning neighborhood. “Renou has a bit more of an urban outlook in the way it's designed and the neighborhood it interacts with,” he says. The large, 90-unit development incorporates modern, competitively priced homes with smaller, street-level commercial space designed to attract independent businesses such as cafes, Pilates studios and bakeries. “That makes for a richer urban living experience,” he says. “Renou on Harrison offers nice space, it’s turn-key and relatively affordable. It serves the end-user and the city." JS Sullivan Development marketing manager Jaime Castillo describes the condo, completed in 2024, as offering an appealing combination of a central location, affordability and comfortable living. Stylish, smartly designed homes with oversized windows make the most of square footage, especially when staged with appropriately scaled furniture, as seen in the model units. “The use for someone who lives here is that it’s like a nexus. It’s very easy to get places,” Castillo says. The building’s design features a brick facade broken up vertically by rainscreen panels “so it looks less like a big rectangle and more like a series of buildings,” says Ghannam. That motif of modules is reflected in the condo’s interiors, including common spaces incorporating muted green and blue color blocks. “We offer an attractive price, an approachable HOA fee and we’re focusing on unit layouts so there’s not a lot of lost square footage,” says Castillo. “We’re as approachable as you can be for a first-time homebuyer in San Francisco.”

Studios to two-bedrooms with efficient layouts and lots of light

Homes at Renou on Harrison include studios to two-bedroom units, with most being one- and two-bedrooms. Asking prices for studios start in the low $400,000. One-bedrooms list for $468,000 and up and two-bedroom, two-bath residences measuring as much as 823 square feet ask $829,000 or more. Several layouts are available, including many split two-bedrooms. “They do a great job of making a small space really efficient,” says Elevation Real Estate founder Eddie O'Sullivan, who is familiar with the developer and has worked in the city for two decades. “You could get a bigger space, but you don’t actually feel it. But you pay for it.” Modern residences feature high ceilings, white oak engineered flooring and floor-to-ceiling windows, which are constructed to provide maximum sound reduction. On a recent visit to several units, the noise from traffic and a construction crew outside was undetectable. Castillo notes that homes on the upper floors have especially nice views of Twin Peaks to the west and the city skyline and Oakland Bay Bridge to the east. Apartment entry is by Latch keyless smart lock and homes include Google Fiber Webpass. Select units have a terrace. Kitchens in a palette of deep blue and gray include engineered quartz countertops, an integrated Bosch dishwasher and a gas range, the last of which is uncommon in San Francisco new developments. (The condo was grandfathered in to allow the gas appliance.) Select kitchens have an island and all units are equipped with air-conditioning and heat. Bathrooms include a custom vanity, a porcelain sink, floor and base tile and fixtures and accessories by Grohe. En-suite baths are common and bedrooms have wall-to-wall carpeting. Homeowners can select from appliance upgrade packages.

A landscaped roof deck with 360-degree view, parking and bike storage

Renou on Harrison has a lobby attendant, bike storage and parking for select units. Amenities are kept to a minimum to keep costs to owners down. “This is not for someone who wants to pay $1,000 in HOA fees. That’s going to balloon their monthly payment,” says Castillo. A landscaped roof deck is equipped with barbecue grills and offers 360-degree views of San Francisco’s skyline, Twin Peaks, the Bay Bridge and Oracle Park. “The views in the evening are stellar,” says Castillo. The condo also has a small, shared courtyard and pets are permitted. The condominium is GreenPoint Rated, a designation awarded to buildings that incorporate energy-efficient and eco-friendly materials and construction practices. Solar panels power the building's common elements, such as the HVAC system and garage and hallway lighting. The decorative plantings on the roof deck provide rainwater mitigation. Ghannam notes that the sustainability efforts also help offset HOA costs.

Central SoMa near Oracle Park, SF MoMA and nightlife

Renou on Harrison is located at the intersection of Sixth and Harrison streets in SoMa, a large and formerly primarily industrial neighborhood adjacent to downtown. The area has experienced increased development over the years due to changes in building codes permitting taller residential properties, and the 2023 addition of the T Third Street light rail, which runs through SoMa, the Financial District and Chinatown. The neighborhood benefitted from the debut of nearby Major League Baseball stadium Oracle Park in 2020, and has attracted many fashionable stores and restaurants such as the airy coffee shop/roastery/community space Sightglass Coffee and Michelin-starred Californios. SoMa cultural institutions include the San Francisco Museum of Modern Art, the Yerba Buena Gardens and Center for the Arts and the Museum of the African Diaspora. Renou is located in an industrial pocket of the neighborhood, across the street from major highway Interstate 80, as well as a longtime after-hours nightclub The EndUp. “It was the only thing in that neighborhood for the longest time,” says O'Sullivan, who was among the club’s patrons in the '90s. He says noise from the establishment is surprisingly, not a concern. “It’s built out in such a way that the craziest stuff could be going on in there and you would have no idea.” First Street gives the air pollution in the area an 8 out 10, or “severe” rating, and crime a “moderate” 6 out of 10 score.

Excellent bus service, BART and T lines a few blocks away and Interstate 80

Public transit options include several bus lines with stops within a few blocks, including one right outside the building. Interstate 80 is located across the street from the residence. T Third Street light rail can be caught on Fourth Street, about a 10-minute walk. The closest BART station is at Market and Fifth Street, which can be reached in about 12 minutes on foot; the Powell Street and Civic Center stations can be reached in just under fifteen minutes. The San Francisco International Airport is about 15 minutes away by car, and the Oakland Airport is a 25-minute drive.
