Postwar co-op offering a good value and convenient location

Those seeking a good deal near transportation, the water and shopping can find it at Ridge Harbor, a 1950 postwar co-op in Bay Ridge. Its red-brick, six-story exterior resembles many other Bay Ridge co-ops, but does offer a few differentiators. Melissa Leifer, a Keller Williams agent who knows the building well, mentions that buyers often target it for its location. She adds that the garage is another selling point; most co-ops here lack them. Plus, “they're big apartments. You get a lot of space for your money and some of them have amazing city views,” she says. This last point is a boon for buyers and investors, thanks to the building’s liberal sublet policy.

Most layouts are one- and two-bedroom apartments

This is a quiet building where the 168 classic postwar spaces feature windowed, eat-in kitchens, windowed showers and functional layouts with good light. There are also foyers, large rooms, hardwood floors and adequate closet space. Renovated kitchens and baths are common; the former often have stainless-steel appliances, dishwashers and updated cabinets and floors. Updated bathrooms reflect modern wall and floor tiles and vanities. Some reminders of the past include bathrooms with black-bordered yellow tiles and original wood ceiling fans. The majority are one- and two-bedroom units. One-bedrooms offer between 620 and 875 square feet, which are big enough to easily fit a small dining area and a king-sized bed. Two-bedrooms include one bath and a dining alcove and span 975 to 1,000 square feet. There’s a small percentage of 450-square-foot studios, with no recent sales, and one three-bedroom unit that had been combined. In 2025, a one-bedroom listed for $315,000 with maintenance fees of $892 a month. A two-bedroom last sold in 2024 for $430,000. Rentals become available a bit more often than sales, although Leifer says the majority are owner-occupied. Some possess views of the Narrows waterway as well.

Unlimited subletting and on-site garage

For Leifer, Ridge Harbor also stands out for its permissive sublet rules, allowing owners to sublet after just one year of ownership, compared to the standard two. Also unusual is that “you can sublet forever with a $500 annual fee,” says Leifer. Other allowances include pets, gifting and pied-a-terres. A live-in super keeps the building well-maintained and the tidy basement laundry rooms (one on each side of the co-op) feature newer washers and dryers, a large sink and a folding area. A bike room and storage units come in handy, with Leifer observing that some of the larger units “are like studio apartments.” A waitlisted indoor parking garage rounds out the amenities. “In my experience, people have gotten spots within a year, which is much faster than normal for most garages,” says Leifer. It also contains electric charging stations. Of note, there are some steps leading down to the landscaped main entrance, which might pose an issue for some.

Residential section with proximity to the waterfront and businesses

Ridge Harbor is part of a residential, tree-lined area where multifamily homes are a common sight. Yet it’s less than two blocks to Third Street, Bay Ridge’s main corridor for shopping and dining. The Verrazzano looms large at one end, making for a scenic backdrop. These charming blocks offer a mix of businesses, where practical options like drugstores, dry cleaners and banks are interspersed between local bars and restaurants. Nearby favorites include The Brooklyn Firefly for pizza and live music and Tanoreen, a destination spot for highly lauded Middle Eastern fare. Grocery options along Third include SuperFresh and Key Food. The co-op is two blocks in the opposite direction from the 58-acre Shore Road Park and its 4.5-mile promenade along New York Bay. The small Narrows Botanical Gardens is a straight shot from the building, with fishing spot American Veterans Memorial Pier and community hangout Owl’s Head Park just north of the gardens.

Train, ferry and express bus options

Ridge Harbor is half a mile from the R train at Fourth Avenue, which reaches Midtown in under an hour. Leifer adds that the location is also convenient for commuters working in Downtown Brooklyn, with the ride taking around 20 minutes. The building is the same distance from the ferry at the American Veterans Memorial Pier on the South Brooklyn route, which makes stops around Brooklyn and at Wall Street. There are express buses into the city as well. Car owners waiting for a garage spot can find street parking in the interim. “It’s not as tough to get street parking as in the 90s,” Leifer says, referring to that range of blocks to the south of the building. She also mentions there are nearby pay lots with no wait. The Belt Parkway runs parallel to the waterfront and connects Brooklyn to Staten Island and Queens. It does help to own a car since much of South Brooklyn is spread out.
