A waterfront condominium with sustainable features in a low-key area
Walking from the subway toward Riverhouse, there’s an obvious shift in energy after crossing West Street. After all, the thoroughfare (which takes on several names as it stretches through Manhattan) is the dividing line between happening Tribeca and comparatively laid-back Battery Park City. The sidewalks aren’t as packed, locals are more likely to make eye contact, and approaching the Hudson River, there’s a salty tinge to the air. Apart from the shops and eateries in Brookfield Place, the only crowds in Battery Park City can be found at Rockefeller Park, the eight-acre green space directly across the street from Riverhouse. The area’s relative quiet and waterfront park are two major appeals for buyers, but the condominium is impressive in its own right. Completed in the late aughts and designed by Ennead Architects, Riverhouse was the first building in Battery Park City to achieve LEED Gold status thanks to sustainable elements such as advanced air and stormwater filtration systems, solar panels, green roofs and the use of eco-friendly building materials. The western side of the building is fashioned from a double-glass curtain wall, providing prime water views, while the rest of the building features a familiar brick facade. Plus, the condominium’s U-shaped footprint left space for a small interior park. The central tower is 31 stories tall, while the west, park-facing wing rises 16 stories, and the east wing is 15 stories. All in all, the condominium includes 243 energy-efficient units.
Second-floor amenities include an indoor pool and multiple lounges
While Ennead Architects designed the building’s exterior, interiors were done by Rockwell Group, a renowned design firm that, in 2024, was inducted into Architectural Digest’s AD100 Hall of Fame. Inspired by the condo’s waterfront location, the firm incorporated coastal elements into the two lobbies, located in the west and east wings, like large aquariums, driftwood benches and 3D, wave-like panels along the interior walls. Reminiscent of nautilus shells, white spiral staircases lead to the second-floor amenities, where residents can enjoy various lounges for working, leisure, entertaining or a game of pool. There’s also a playroom for families and a fitness center with a separate yoga room. Windows in the gym overlook a 50-foot lap pool, where the water theme continues with blue mosaic tiles that stretch from the floor, across the pool and up the wall. Also on the second floor, a furnished outdoor terrace overlooks the leafy pocket park below.
Prices start around $1.2 million, but monthly charges can be high
Seeing as the finishes were selected circa 2006, the units may appear slightly outdated to discerning buyers. In the kitchen, the Italian-made, teak cabinetry has an orange undertone, and there’s a mix of integrated and stainless steel appliances from brands like Miele, Bosch and Sub Zero. Bright white counters wrap around the peninsula’s edge, where a portion of the slab has been carved out and set on hinges, allowing residents to lift it when they want to eat or need extra counter space. Beige bathrooms include travertine and teakwood marble finishes, plus frameless glass showers.
Buyers will find a mix of one- to four-bedrooms, plus a handful of larger residences where units were combined. One-bedrooms typically sell between $1.2 million and $1.95 million, while two-bedrooms range from $1.76 million to $3.15 million. Prices for three-bedrooms fall between $1.9 million and $4.9 million. Larger residences have sold for as much as $7 million in recent years. Buyers should also consider that Riverhouse is a land-lease building, meaning condo owners must pay “ground rent,” which significantly increases their monthly common charges. For example, in 2024, common charges for a two-bedroom were an added $2,505 per month, while penthouse buyers were expected to pay an additional $6,538 per month.
Residents can access two libraries and outdoor living right at their doorstep
Residents don’t need to venture far to enjoy their neighborhood. In fact, several businesses occupy the ground floor of the building, including Bluestone Lane Café and the Battery Park City branch of the New York Public Library. There’s also Poets House, one of the country’s largest independent libraries dedicated to poetry, which hosts free and ticketed events for people of all ages. Across the street, the beautifully landscaped Rockefeller Park has grassy meadows for lounging, a playground, basketball courts and of course, the riverfront esplanade. Locals can follow the esplanade south for shopping and dining at Brookfield Place or head north Piers 25 and 26 to find more outdoor amenities like mini golf, free kayaking and a dog run. Professionals have a short, walking commute to downtown offices in Tribeca, the Financial District and Civic Center.
Several means of transportation are available nearby
For those with a car, there is an underground parking garage below Riverhouse where residents can lease a space if one is available. One block east, West Street facilitates travel throughout Manhattan or Brooklyn via the Brooklyn-Battery Tunnel. Moments from the lobby doors, the Brookfield Place Terminal offers ferry service throughout the city and to New Jersey. Plus, the Chambers Street subway station is roughly 10 minutes away on-foot and offers service along the 1, 2, 3, A and C lines. Several buses stop near the condominium, including the Downtown Connection bus, a free service with over 30 stops around the perimeter of Lower Manhattan. Bikers can ride along the nearby Empire State Trail, and there’s a Citi Bike station outside of the condominium’s center tower.
