Luxury mixed-use complex along River Road in Edgewater
River Road in Edgewater is lined with mid- and high-rise residential buildings offering an upscale experience with views of the Hudson River and Manhattan skyline. The six-story Riverview condo stands out for its mixed-use experience in City Place, comprising about 35 businesses encompassing retail, dining and fitness.
“The main draw is that people love to live in a place where it's walkable and there's things to do,” says Wayne Bonsell with The Chen Agency. “A lot of these other complexes on River Road, you can't really walk anywhere. You need a car and a lot of people come from New York City and want that walkability that they're used to.” Banana Republic and Gap among the retail options within walking distance, plus a new gym that’s set to open in early 2025. Fleming’s Prime Steakhouse and Wine Bar, for special occasions, occupies the ground level.
K. Hovnanian built the 130-unit complex in 2005, which consists of two buildings with separate entrances. Of note, there are two other condo complexes in City Place: The Peninsula complex on the north side with 201 units among three buildings, and The Promenade, a 330-unit structure that extends over the water. All three condos are managed separately.
Large, well-maintained units with modern amenities and waterfront views
The Riverview was built around the same time as The Peninsula and shares many similarities. For example, units range from one- to three-bedrooms, with large open kitchens featuring breakfast bars, granite counters, dishwashers and stainless-steel appliances. Bathrooms are equally roomy, with marble tiles, jetted tubs and dual vanities in primary baths. Standard features include a full-size stacked washer/dryer, PTAC units, 10-foot ceilings, walk-in closets and natural light. Apartments are well-maintained and feel current despite being 20 years old. A small number have balconies. Bonsell points out that the Riverview offers better views than the Peninsula in units closest to the river. However, that could change if further development happens on the condo’s south side.
One-bedrooms average 900 to 1,000 square feet and sell in the $400,000 range. Two-bedrooms average 1,100 to 1,300 square feet, with prices ranging between $550,000 to $750,000. Three-bedrooms span 1,300 to 1,600 square feet and range between $700,000 to $900,000. “Not much goes over a million,” says Bonsell. He adds how many residents move here from the city or Jersey City since their money goes further.
Parking and a concierge are the main perks, with on-site shopping, dining and leisure
Each unit comes with two unassigned parking spots in the nearby underground garage. Building rules are strict, banning everything from doormats to children riding bikes in front, with fines starting at $100 for first offenses. However, pets are allowed. The concierge splits his time between Riverview’s two buildings, which are numbered from 500 to 600.
City Place covers a lot of shopping and dining bases without dealing with traffic. Club Studio is a gym slated to open in early 2025, where locals and residents can experience a variety of boutique fitness offerings (Pilates, boxing) under one roof. NXGn Arena recently opened, a gaming center with laser tag and virtual reality games. Casual restaurants include Bareburger and Original Pancake House for convenient dine-in or take-out options.
In addition to the retail and restaurant options, there’s a Homewood Suites by Hilton Hotel on-site, providing a convenient option for out-of-town visitors.
Close proximity to more shopping, dining and leisure
Edgewater is a small pocket along the Hudson River with about 14,000 residents living along its fully developed 3.5 miles. River Road is the main artery and is usually thick with traffic due to the number of residences and businesses along it. Adding to the congestion is the area’s proximity to the George Washington Bridge, about 5 miles from City Place.
About 42% of the population identifies as Asian, according to the U.S. Census Bureau, and nearby businesses include Mitsuwa Marketplace, a Japanese supermarket with food vendors. Other Japanese stores in the complex sell books, beauty products, toys and home goods. Sojo Spa is across the way, a highly popular multi-level destination spa that attracts locals and day trippers, and Trader Joe’s is just past the spa. Edgewater Commons is even closer, a shopping complex with about 20 stores, including Target, Sephora and Home Goods.
For non-shopping recreation, the paved 18-mile Hudson River Walkway is a popular waterfront path accessible from the condo’s eastern edge, although nearby sections are incomplete. Down the road, James J. Braddock Park offers 167 acres of green space surrounding a large lake, populated by 21 tennis courts, numerous ball fields, playgrounds, trails and more.
Buses and ferries are useful for Manhattan commutes
Public transportation options include a bus stop in front of City Place on River Road, with buses that go to Edgewater Commons, the Edgewater Ferry and Port Authority Bus Terminal in Midtown. The trip to Port Authority can take less than half an hour, depending on the time of day and traffic, and many commuters live here. Notwithstanding congestion, many locals own cars and the main shopping centers have parking lots. Cars are more helpful for accessing other parts of the state, while drivers are 6 miles from Midtown via the Lincoln Tunnel or 6 miles from Upper Manhattan via the George Washington Bridge.
Next door to Superfund site and future development may block views
For more than a century, the former Quanta Resources Corporation site at 1 River Road, next to City Place, manufactured hazardous materials before becoming a waste oil processing facility until 1981. The site remains under EPA management to remove mud contaminated with oil, arsenic, tar and more from the Hudson River in front of the site. This planned project is in the final review stage and involves possibly demolishing the pier at 115 River Road. Once started, the cleanup is projected to last up to four years. Some residents are also concerned that future development at the site would block views. Tentative development has also been in the works for many years at 615 River Road, a former oil tank farm. If greenlit, this could bring high-rise residential towers and a ferry terminal, although Bonsell says talk of another ferry terminal in Edgewater has been ongoing for at least a decade, and that the town has rejected massive tower proposals in the past.
Even though the Riverview is near the waterfront, the complex is elevated and not at major risk of flooding, according to the site First Street, which calculates flood risk.
