‘Vista-focused’ Roosevelt Island condo with river and city views and a tax abatement

For New Yorkers looking for a slower pace of life and an active lifestyle on the water, Roosevelt Island is an excellent alternative. “The neighborhood is really an amenity,” according to Kaja Meade, a real estate agent at Corcoran who lives on the island. “Anyone looking to buy here will 100% use the neighborhood as an amenity.” Riverwalk Landing, a 16-story brick glass-and-brick building in the island’s Southtown neighborhood, is one of just three condos on the island, according to Meade, the sales manager for the developers, the Related Cos. and the Hudson Cos. The full-service building has expansive views of Manhattan, the East River and the Queensboro Bridge, which can be seen through its oversized corner window or from the roof deck. “Living here reminds us that New York City is a port city,” Meade adds. “Life here is centered around the water. You see it all day, every day.” Although it is removed from Manhattan’s hustle and bustle, it’s a quick trip to the other side of the river. The building is “convenient because it’s between the tram and the subway,” notes one 11-year resident during a visit to the property. “The services are good, and the people are really nice.” (On the other hand, there’s no direct access to Manhattan for drivers; they have to go through Queens.) Built in 2007, the building has a tax abatement in place through June 2027, when taxes will be phased in at 20% per year until 2031.

Oversized windows, open kitchens and split layouts

Riverwalk Landing has 216 units, with a mix of affordable, sponsor-owned and institutional housing owned by Memorial Sloan Kettering to house researchers or graduate students. Two-bedroom residences are the most common, but units range from studios to three-bedrooms. Many apartments have split floor plans and feature hardwood floors, open kitchens and oversized windows, some wrapping around corners to maximize views. “I can’t think of one unit you can’t see the water from. It’s very vista focused,” Meade notes. Many residences also have balconies, and all of them include washers/dryers. The building is pet-friendly, and there’s a dog park across the street. In fall 2024, a studio cost around $620,000, while one-bedrooms ranged from about $770,000 to just under $1 million. For two-bedrooms, prices start at $1.25 million, rising to $1.4 million for a similarly sized space on a higher floor. The building's listings also include the highest-priced residence on the island in 2024, a 1,400-square-foot, $2.25 million three-bedroom penthouse with a terrace that’s almost as large as the interiors and represented by Meade.

Plants and floers surround the entrance to the building, with a path leading to the building’s courtyard and lawn. Once inside, two door attendants are on hand to greet guests and residents — or hand over a package just delivered. The lobby and hallways, including a seating area and mail room, were recently renovated. A roof deck with views offers a retreat for residents. On a recent visit to the property, one woman who works from home said she used the space several times a day, often between meetings. It’s outfitted with seating and grills and landscaped with pollinator plants. The gym, which overlooks the courtyard, and the aquarium-themed children’s playroom — complete with a hand-painted mural and matching turquoise walls and carpet — were renovated in fall 2024.

Park-like living near Cornell Tech

“Living on Roosevelt Island is like living in a park,” Meade says. “If you want a balanced lifestyle, this is a really good place to be. Especially if you like the outdoors.” Fishing, running, biking, tennis, baseball — it’s all on offer on the island and residents take full advantage. Sportspark is the indoor recreational facility, with basketball courts and a pool, while Advantage Tennis Club is a draw for players from all over the city. Meade admits the Southtown is “not a dining epicenter,” but there are several options around Riverside Landing, including the Irish bar Granny Annie’s Bar & Kitchen on the ground floor. There’s also a Starbucks, a Japanese restaurant and a pizza place, plus a farmer’s market on Saturdays. Cornell Tech — a branch of the university of the same name focused on “developing the leaders and technologies of tomorrow” — opened on Roosevelt Island in 2017 and is just blocks from the building. Summer movies are shown across the street from the building, and the rental complex Manhattan Park offers residents summer memberships that include the use of its outdoor pool, Meade notes. Lighthouse Park, at the northern tip of the island, and Four Freedoms Park, on the opposite end, are popular with runners and walkers.

Many ways to cross the East River, including the tram

When it comes to getting to Manhattan, residents can travel over, on or under the East River. The tram moves people over the water in fewer than five minutes, dropping them off on Second Avenue between East 59th and 60th streets (and once in Manhattan, the closest subways are about two blocks away). Ferry service also delivers folks to the East Side around 34th Street, and the F train is one stop from Manhattan and three from Rockefeller Center and the Midtown business district. All three transport options are within a five-minute walk of the building. The Roosevelt Island Bridge — less than a mile away — is the one route on and off the island for cars leading to Astoria, Queens.
