New York glamor meets new construction on the edge of NoMad and Rose Hill
Rose Hill is “a true New York experience. It feels like New York, it looks like New York, and it’s in the center of the city,” says Nicole Grandelli, an agent at the Harrison Grandelli Team at CORE. That’s clear walking into its walnut-paneled lobby, complete with a black marble fireplace, banquette seating and a library curated by staff at The Strand. In the back, the Blue Room, with a bar and second fireplace, leads to a courtyard, giving residents the feel of a classic New York club. “It feels like it’s been around for a long time. It has that New York glamor, but it’s new,” Grandelli says. Located on the edge of the Rose Hill and Nomad neighborhoods on East 29th Street, full-time residents of the 45-story building often walk to work or log in from the building’s 37th-floor lounge or outdoor space. Developed by the Rockefeller Group as its first residential building in Manhattan and designed by CentraRuddy, the building takes cues from some of New York’s most famous skyscrapers, including the Empire State Building and Walker Tower. And the strength of those brands is one of the selling points. “Yes, it’s a home, but it’s also a stock. People still want to know it will grow in value,” the agent adds.
Smaller units and pieds-a-terre
Rose Hill has 123 units, with a large percentage of one-bedroom and two-bedroom residences. There are also several studios but only a handful of three-bedroom units and two four-bedroom penthouses, one of which is currently priced at $13.25 million. Studios start at $1.75 million, while two-bedrooms range from about $2.75 million to $4.3 million. Three-bedrooms cost just under $6 million. Many residents use their units as pieds-a-terre, but some find they spend more time at Rose Hill than their out-of-the-city digs. Indeed, one such couple recently upgraded to a larger unit. “They found they were using their Rose Hill residence more than they thought they would, and they needed more space,” Grandelli says. “They were going to sell the first but decided to keep both.”
New York City views from the 37th-floor lounge
Rose Hill has a subterranean wellness center with a 50-foot pool, complete with a mosaic mural, and a gym equipped by the Fhitting Room, a New York City-based fitness company. But the 37th floor is where residents can experience “a penthouse lifestyle for the price of a studio,” Grandelli says. Everyone in the building has access to a private dining room and catering kitchen, plus the lounge area, billiards room, extended library from the Strand and outdoor space that overlooks downtown New York from the Flatiron Building to the Hudson River. Rose Hill also offers a hotel suite that residents can rent for $275 a night. That ostensibly provides a second bedroom when people need it, allowing them to live in an oversized one-bedroom with flex space for an office and rent the hotel room only when required, according to the agent. Other amenities include a pet grooming area, bike storage and a package room with cold storage.
On the edge of Rose Hill and the NoMad
Grandelli calls the area “adult New York” because of its sophisticated eateries and nightlife scene, without the late-night hordes of drinkers. Restaurants include the upscale Italian restaurant Scarpetta at The James Hotel Nomad one block away, or Vatan, serving Gujarati-style Indian food. There are plenty of shops and services in the area, with a Whole Foods around the corner and an Eataly about six blocks away. Madison Square Park, with its curated public art, is another highlight of the neighborhood.
A walkable area with several subway options
Rose Hill is both in a walkable location and close to subways. With the 6 train one block east and the R and W a few blocks west, Rose Hill residents have quick access to the rest of New York City. Franklin D. Roosevelt East River Drive is the closest highway, about a mile and a half east.
