Boutique condo in Downtown Flushing

Flushing is home to a majority Asian community with a Chinatown that now outpaces the one in Manhattan. This growth attracted luxury condo developers to Downtown Flushing around 2000, and it is still going. In 2020, The Guardian reported that only Williamsburg, Brooklyn, had more condos built in the past decade in New York City. The red-brick Royal Plaza at 132-35 41st Road went up in 2008. With 15 stories and 52 units, the boutique condo is not the newest or most expensive building, but it does offer a slightly better value for those hunting in Downtown Flushing. Foreign investors represent a certain percentage of buyers who purchase for children attending college in the city, considering that the average median household income in Flushing is $52,000 and most residents rent.

Central air, dishwashers and balconies are a draw

Units range from studios to three-bedrooms and offer central air, washers/dryers (or hook-ups), large windows and open kitchens with dishwashers and stainless-steel appliances. Some have balconies with Downtown Flushing views as well. Updated kitchens have added new appliances or granite countertops, while primary bedrooms in larger units include en-suite bathrooms. With just 52 residences, units infrequently come on the market. Historical data estimates that studios start around $488,000. The last recorded sale of one- and two-bedrooms happened in 2021. A three-bedroom with two bathrooms listed for $970,000 at the end of 2024, with low common charges of $513 and a deeded parking garage spot. The latter is a desirable amenity in an area known for its congestion and lack of parking. About one quarter of apartments are rentals.

A parking garage is convenient for car owners due to limited street parking

Units that don’t come with a deeded parking spot are able to rent one for $300 a month. Royal Plaza also features a 24/7 doorman, live-in super and security system. There are three high-speed elevators and laundry in the building.

High-trafficked location within walking distance of necessities and leisure

In 2022, Ross Moskowitz, an attorney for some Flushing developers, described the area as a 15-minute neighborhood to The Real Deal, meaning a resident “can get to work, to get home, to get to services, to get to open space, to get to schools, to live, work and play within a 15-minute stretch.” Royal Plaza is a short walk to restaurants, shopping and green space. These include New World Mall, well known for its Asian stores and basement food court; the Shops at Skyview, a multi-floor mall with chains from Sephora to Target; Tangram mall, filled with Asian retail stores, a food court, movie theater, children’s swim school and fitness studio; Queens Public Library and the Queens Botanical Garden. The bustling food scene includes Nan Xiang Soup Dumplings for their eponymous eats, Henan Feng Wei for lamb noodle soup and White Bear for chili oil dumplings. Nearby supermarkets include SkyFoods and Jmart for Asian goods. Also close: Citi Field, where the Mets play ball and Flushing Meadows Corona Park, home to the iconic Unisphere. Even closer to the condo are a day spa, daycare, Chinese bakery, playground and art school.

Short walk to trains and close to LaGuardia Airport

The 7 train at the Flushing Main Street station and the Long Island Rail Road are less than a 10-minute walk from the condo. The 7 train takes about 40 minutes to reach Grand Central, while the LIRR takes 20 minutes to reach Penn Station. Numerous local and express buses serve Downtown Flushing, with stops near the condo. For drivers, the building can be accessed from both 41st Road and 41st Avenue and the Van Wyck Expressway is nearby. Plus, LaGuardia Airport is just five miles away.

Tax abatement expires in 2026

A 421a tax abatement expires in 2026. As of 2024, estimated annual taxes on a $970,000 three-bedroom unit were $261.
