Shore Lane Arms is a well-preserved six-story co-op building built in 1957 that’s across from scenic Shore Road Park and its popular promenade. The red-brick structure is home to 99 apartments split into different sections, featuring large layouts and balconies for waterfront views and changing seasons. It’s located in the Fort Hamilton section of Bay Ridge, a residential community that skews multigenerational and offers more value for the money than northern Brooklyn. Shore Lane Arms is also close to shopping, dining and transportation while offering amenities like on-site parking.
Large, higher-end units with balconies overlooking the harbor
Apartments here tend to be in excellent condition with higher-end finishes. Many include balconies, with most units overlooking the harbor and Verrazzano bridge. Buyers can readily find renovated units with new hardwood floors, dishwashers, custom cabinets and travertine bathroom tiles. But even dated units are filled with light from large windows and feature separate kitchens and dining areas, large rooms and good closet space. Window air conditioners are the main option for cooling. There are a small number of studios offering around 600 square feet, with the last sale getting $215,000 in 2023. One-bedrooms are the most common and average between 750 and 950 square feet. There haven’t been many on the market, with only one 2024 sale that went for $349,000. Two-bedrooms comprise the rest, ranging from 1,000 to 1,200 square feet. A 2024 sale showcasing a front-row bridge view on a higher floor sold for $817,000 and included a parking spot. By comparison, another two-bedroom on the first floor in need of work sold the same year for $379,000. Most apartments are owner-occupied as opposed to rentals.
On-site parking garage, full-time security and laundry rooms
The entrance is set back from the street and buffered by a landscaped courtyard. Inside, round-the-clock security helms the front desk in the bright lobby, decorated in warm yellow tones, and there are also security cameras. Two laundry rooms are found on this level and are well-maintained thanks to a live-in super. A bike room is convenient for residents who take advantage of the bike path across the street, while an indoor parking garage is in demand due to the number of car owners. Some units come with a deeded spot, otherwise there’s a waitlist. Pets are allowed with board approval and owners have quick access to the park and dog run across the road.
Suburban-like section within walking distance of restaurants, shopping and essentials
Shore Lane Arms is literally across the street from the 58-acre Shore Road Park, a narrow strip that contains tennis courts, a dog run, playgrounds and plenty of benches to watch boats sail underneath the bridge. The 4.5-mile promenade is conducive for exercising and leads to Owl’s Head Park, a popular community hangout thanks to its skate park, another dog run, playground and hills made for winter sledding. Closer to home, restaurant-lined Third Street is a block in the other direction along leafy, residential streets. The Verrazzano looms large at one end, making for a scenic backdrop. This charming stretch offers a mix of businesses, where practical options like drugstores, dry cleaners and banks are interspersed between local bars and restaurants. Neighborhood favorites include The Common for breakfast and Beets and Carrots for locally sourced dishes. There’s also a Foodtown and MetFresh nearby on Third. More businesses line busy Fourth Avenue including Positano for upscale Italian and Campania for coal-fired pizza in chandelier environs. Numerous medical offices populate this stretch as well.
The R train, express buses and commuter ferry are all close
The R train is within walking distance at Bay Ridge-95th Street on Fourth Avenue, while there are express X27 and X37 buses to Manhattan at the corner; both the train and buses take about half an hour to reach Midtown. The NYC Ferry is another option, with express ferries making the trip to Lower Manhattan in about 20 minutes from the American Veterans Memorial Pier. Cyclists can make use of a two-mile bike path along Shore Road. For drivers, the Belt Parkway runs along Shore Road Park and provides straightforward access to the Verrazzano Bridge into Staten Island and JFK International Airport. The nearby BQE runs along the southwestern edge of Bay Ridge for reaching other parts of Brooklyn, Queens and Manhattan.
