This simple South Brooklyn co-op sits on a waterfront street
The Shore Ridge Apt. Corp., on the edge of Fort Hamilton and Bay Ridge, Brooklyn, includes two side-by-side sister buildings: The Brittany at the corner of Ridge Boulevard and Shore Road, as well as The Normandy at the corner of 95th Street and Shore Road. “Each six-story building has a separate entrance, and they both have elevators,” says Melissa Leifer, a real estate agent at Keller Williams NYC. “They were built by the same architect, The Cohn Brothers, so the style is very similar, but The Normandy is a little bit older.” It was constructed in 1940, whereas The Brittany was completed in 1953. Originally apartment rentals, the two mid-rises were converted to a joint co-op, collectively called The Shore Ridge Apt. Corp, in 1986. And while these midcentury, brick-clad buildings have been around for decades, very little has changed. Today, the co-op is still a no-frills property with minimal amenities, low prices and a waterfront (albeit isolated) location.
One- and two-bedroom apartments, including some with Harbor views
One nice perk is the size of the residences. Single-bedroom units start at 800 square feet, but many are over 1,000 square feet. “Both of the buildings have big apartments for the money,” Leifer says. “In The Brittany, shareholders also get terraces, but some of the apartments in The Normandy get better views toward the Verrazzano Bridge. It’s a little bit of a toss-up in terms of which building people are more attracted to. It comes down to what’s most important to the buyer.” Units in both have typical prewar layouts with closed floor plans, entry foyers and narrow, galley kitchens. Although renovations have erased most of the units’ original prewar character, apartments in The Normandy still have arched doorways. A few studios are present in The Brittany — the most recently available studio sold in 2021 for $210,000. One-bedrooms in both buildings have a similar price range, from $339,000 to $448,000. Two-bedroom apartments, on the other hand, are priced between $425,000 and $713,000.
On-site amenities include a laundry room, storage and parking garage
Shareholders don’t buy into Shore Ridge Apt. Corp. for the amenities. Instead, the lack of common spaces and building staff (there’s only a live-in super) helps to keep monthly maintenance fees down, which shareholders view as a major perk. Both buildings have their own laundry room and storage cages in the basement. There is a shared parking garage — great for those who scored a space, but there is currently a waitlist.
Residents are attracted to low pricing and waterfront parks
The Shore Ridge Apt. Corp. is technically located in Fort Hamilton, although locals often refer to the area as Bay Ridge. Susan Chung, an associate broker at Compass who’s lived in the area for over 15 years, explains the draw: “It’s really good bang for your buck. You’ll get a lot of space for a lot less money than in northern Brooklyn. And typically, any other waterfront area is going to be astronomical in pricing.” Shore Road Park is directly across the street, providing access to waterfront paths, as well as athletic facilities, a dog run, a playground and sprawling fields. Still, Leifer says residents should consider a few key factors when it comes to this location. “A ton of people down here have a car, but there’s just not enough parking available, so that can be really difficult,” she says. “Secondly, you’re really far from Manhattan. Some people appreciate the isolation, but others don’t like feeling so far away.” For those who are able to work nearby or maintain a smaller radius, there are plenty of businesses and restaurants along Third and Fifth avenues, roughly a half mile from the co-op.

“Depending on how you look at it, you’re by the first or last stop on the R train, about a 10-minute walk away,” Leifer says. “There’s an express bus, but it can take a while to get to Manhattan with traffic. Unless you’re waking up super early to beat traffic, we’re talking around an hour and a half to get to Midtown.” Drivers heading to Staten Island can quickly access the Verrazzano Bridge, while the Gowanus Expressway facilitates travel into northern parts of Brooklyn.
