A 448-unit condo atop a busy mall in Flushing designed by Perkins Eastman
In 2010, the bustling Queens neighborhood of Flushing welcomed an enormous shopping mall topped by 448 condominium units and a sprawling green roof brimming with amenities. Designed by architecture firm Perkins Eastman, Sky View Parc encompasses roughly 14 waterfront acres (formerly a parking lot) and caters to those seeking an elevated urban living environment with a hint of suburbia. “Sky View Parc was the original luxury building in Flushing, and the scale of the development was bigger than anything else that was made prior to that,” says Michael Wang, CEO of Project Queens, a commercial leasing brokerage that has done business in the complex. “On the ground level, you’re in downtown Flushing with a million people everywhere. But once you go up in the elevator, it feels like you’re not here, almost like an oasis,” says Wang. The architecture also speaks to this contrast, with the three-story retail podium featuring curving glass walls and flashy signage, while the two slab towers above adhere to a quieter aesthetic, with beige cladding and several bays and setbacks that work to visually disperse the massing. After the property sold out in 2013, developer Onex Corporation spearheaded a second phase of the project, dubbed The Grand at Sky View Parc, which opened in 2019 and shares the rooftop space and amenities with the original Sky View Parc.
Studios to 3-bedroom units, starting at $549,000
A range of layouts can be found at Sky View Parc, from 500-square-foot studios to 1,855-square-foot three-bedroom homes. Around half of them face the landscaped rooftop, while some have views of Citi Field and Manhattan beyond. Common features across the residences are double-paned windows that block out street noise, cherry-oak floors, built-in HVAC units and range hoods that are vented to the outside. Several lines in the complex also come with private balconies. “All residences have their own washers and dryers, as there’s no laundry room in building,” adds Yi Lin, broker at Century Homes who has several listings in the development. A studio sold in October 2024 for $549,000, and one-bedroom units can be found for $790,000 and up. Two-bedrooms go for $900,000, and the largest three-bedroom homes can sell for as high as $1.78 million. “The building allows rentals for as many years as you want, pending a background check,” explains Lin, noting that pets are also permitted, even for renters. Additionally, building owners have paid lower taxes for a decade due to a tax abatement, which ends on July 1, 2026.
An array of amenities including an outdoor pool and basketball court
“Sky View Parc has the most comprehensive amenities that I’ve seen in Flushing, and even in all of Queens,” says Lin. To start, the full-service building offers a 24-hour staffed lobby and concierge service, but what often seals the deal for prospective buyers is the four-acre rooftop garden, designed by James Gilday of New Jersey firm Moss Gilday. This central shared space connects the six separate entrances for each of the towers at Sky View Parc and The Grand at Sky View Parc. It includes 19 barbeque grills, two tennis courts, a running track, mini-golf area, basketball court, two dog parks and swimming pool. (Certain amenities, such as the grills and pool, are open seasonally.) Residents of Sky View Parc also have access to their own 24/7 gym as well as a jacuzzi, lounge, children's playroom, spa and event space that can be rented out. In addition, the building has bike storage, storage lockers and on-site parking, including charging stations for electric and hybrid vehicles. “Access to everything is included in the common charges, so there’s not a separate fee,” adds Lin.
Located in vibrant enclave near Citi Field and Flushing Meadows Corona Park
Downtown Flushing is a vibrant enclave in northern Queens that’s often compared to Manhattan’s Chinatown. “When you come to Flushing, it’s really an experience,” says Wang. “There are so many types of ethnic Chinese food that are specific to different regions — from low-cost stuff to super fancy restaurants. People also come for entertainment, which consists of Asian cultural activities, like karaoke.” The 800,000-square-foot mall within the development, the Shops at Skyview, attracts some 5 million visitors annually and contains a large Asian supermarket as well as a Target, Best Buy and numerous restaurants. “Everything in the surrounding neighborhood is walkable, because it’s a downtown area,” explains Wang. “My favorite place nearby is Szechuan Mountain House, which is one of the best Szechuan restaurants in New York City.” The Tangram complex is also within walking distance and features an array of dining options plus a sprawling arcade popular with young gamers. Citi Field, home to the Mets, is a short drive from Sky View, as is Flushing Meadows Corona Park, which contains attractions such as the USTA Tennis Center, the Queens Zoo, New York Hall of Science and Queens Museum. The large park is also the site of the popular Queens Night Market in the summer and numerous other events, such as the Dragon Boat Festival. “The park gets packed when the weather is good,” says Wang.
Walking distance to the 7 train and LIRR station
The 7 train terminates just 2 blocks from the building, at the Main Street-Flushing station, before heading back into Manhattan and ending at Hudson Yards. About 3 blocks from there is a station serviced by the Long Island Rail Road, which takes riders to Nassau and Suffolk counties as well as directly to Penn Station in about 15 minutes. Downtown Flushing is also a hub for buses, including the Q65, Q19, Q50, Q66, Q13, Q28 and the Q44 select bus service, which runs between the Bronx Zoo and Jamaica, Queens. LaGuardia Airport is just a 10-minute drive away.
