A large North Riverdale enclave with amenities and views
A complex of three 20-story buildings set on 28 elevated acres, Skyview on the Hudson is an amenity-rich enclave in North Riverdale. Built in 1961, the established co-op has a large pool, landscaped grounds, athletic courts, a cafe and even programming such as movie nights and farmer’s markets. “It’s like resort living,” says Keller Williams New York City agent Ladie Whitaker, a lifelong Bronx resident who’s worked with clients in the building. “There’s a [security booth] at the side of the main entrance. Once you pass [it], you’re in Skyview on the Hudson.”
Whitaker says that the 1309-unit complex offers a pocket of serenity. Residents "like the exclusivity of the area. The buildings are on both sides of the street.” For easy connection to Manhattan, there is a shuttle between the development and the Metro-North Railroad Riverdale stop, which many residents use to travel to Grand Central Terminal in about 20 minutes.
As the development’s name implies, the apartments here provide an enviable perspective immediately evident upon entering a home. “Depending on where you are, you can see Manhattan, the Hudson and the Palisades,” says Whitaker. “It’s spectacular.”
Studios to four-bedrooms, some with outdoor space or updated
Homes at Skyview on the Hudson range from studios to four-bedrooms. Studios can be up to 650 square feet and list for as much as $325,000. One-bedrooms measuring a maximum of 800 square feet ask up to $500,000. Two-bedrooms as large as 1,350 square feet sell for between $315,000 and $700,000, with apartments on the low end of that price range often needing renovations. Homes with three bedrooms and more measure up to 1,760 square feet and list for up to $765,000. Four-bedroom units are less common; a 2,600-square-foot home sold for $849,000 in 2016.
Whitaker says units are spacious and offer an impressive number of closets. “There is a foyer when you walk in,” she says. “I had a seller who had a whole desk there.”
Select homes have undergone total renovations. These units feature wide plank flooring and custom Italian cabinetry, polished quartz countertops and a custom stainless steel appliance suite in the kitchens. Bathrooms include Cashmere Natural floor tile and Roma Calacatta wall tile, a custom millwork vanity, Delta chrome fixtures and accessories and a Toto toilet.
Many units include a balcony, and additional views from homes include the George Washington Bridge and Van Cortlandt Park.
Pools big and small, a fitness center, cafe and 28 acres of grounds
The amenities at Skyview on the Hudson are extensive and available to all residents. A large outdoor pool area includes a kiddie pool as well as a spacious deck with seating and cabanas for rent. A fitness center features premium equipment and a schedule of classes for no additional fee. Significant outdoor facilities include landscaped, tree-lined paths, tennis and basketball courts, a playground, a gazebo and a recently renovated dog run.
Indoor and outdoor parking is available, although sometimes there is a waitlist for a spot, and a charging station for electric vehicles is on site. The complex offers shared laundry facilities, although washer/dryers are permitted in units. Cable TV packages are offered to residents at a discounted rate and the co-op is pet-friendly.
Buildings are staffed by a concierge, a 24-hour door attendant, a live-in super and a full-time porter. Spacious lobbies provide a sense of a “grand entrance,” says Whitaker, and four elevators service each tower.
Guarantors, co-purchasing and gifting are permitted, as is subletting.
North Riverdale near major green spaces and schools
Skyview on the Hudson’s North Riverdale location puts it in the vicinity of parks, cultural institutions and several schools. Grocery shopping can be done at a Key Food Supermarket on Riverdale Avenue, which can be reached in less than five minutes by car. Businesses such as pharmacies, restaurants and salons can also be found along the busy road. Van Cortlandt Park, New York City’s third-largest green space, is a 10-minute drive east. Facilities in the park include the country’s first golf course, the borough’s largest freshwater lake, Riverdale Stables and a nature center. The Wave Hill Public Garden & Cultural Center is a 10-minute drive from the complex and the Riverdale Yacht Club on the Hudson River can be reached in even less time. The private Horace Mann School and Ethical Culture Fieldston School are a quick drive south and additional schools in the area include Manhattan University and University of Mount Saint Vincent.
Metro-North to Grand Central, the 1 train and buses, plus major roads nearby
The Riverdale Metro-North Railroad station can be reached by car in less than 10 minutes. Travel time to Manhattan’s Grand Central Terminal is 20 minutes. The 1 train at Van Cortlandt Park-242nd Street is about 15 minutes away by car, and Midtown can be reached in about 40 minutes. Drive time to Midtown is about 40 minutes via the Henry Hudson Parkway and the West Side Highway. Major roadways nearby include Route 9, Saw Mill River Parkway and Interstate 87.
